Division 9 Metal Stud & Drywall 1. Front face of elevator shaft to be 2-hour rated metal stud/drywall shaft wall. 2. All elevator lobbies to consist of furred metal stud and drywall partitions around elevator and stair core walls with a painted finish. 3. We have included 1,687 SF of suspended gypsum drywall ceilings in the 1 st floor lobby at $6.50/SF. 4. All back of house areas assumed to be non rubbed exposed concrete ceilings. 5. We include 5/8” ‘Durock’ at all partition walls to receive tile. 6. We assume the unit/unit and unit/corridor demising walls to be a 7-3/4” thick 1-hour rated partitions with an STC of 56 comprised of 1 layer of 5/8” gypsum board, ½” resilient furring channel, 6 inch 20 gauge steel stud, mineral wool insulation and 1 layer of 5/8” gypsum board. 7. We include furred partitions around all interior residential unit concrete columns. 8. We assume the exterior metal panel soffits below the terraces to be drywall grid system comprised of mains, 3’ cross tees at 16” o.c., wires at 3’ o.c. and 25 gauge, 3-5/8” compression posts at 2’-9” to meet a 90 MPH wind uplift requirement. 9. Level 4 drywall finish with the exception of the 1 st floor lobby which will receive a level 5 finish. Tile 1. We include Virginia Tile Moonstruck at all powder room sink walls per the narrative/specifications. 2. We have included 24” x 24” size Virginia Tile Calacatta VI porcelain tile for the master bath floor and walls. 30” x 60” is not available. 3. We have included Crossville 12” x 24” porcelain tile at the main lobby. 4. Shower basins to be built up tile with laticrete. Ceilings 1. We include 5,940 SF of acoustical ceiling grid and tile, Armstrong Ceramaguard or similar, at the 3 rd floor parking garage at $5/SF. 2. We assume painting the alley side exterior concrete soffits with Modac. Residential Corridor Finishes 1. Residential corridor and elevator lobby finishes to receive Shaw broadloom carpet at $33/SY, painted drywall ceilings and corridor walls with 6” wood base.

Wood Flooring 1.

We include 5/8” thick DuChateau engineered wood flooring at all residential units. Product to include a ¼" acousticork underlayment, and will be installed with a glue down application. No T&G plywood subflooring included.

Resilient Flooring 1. We include 4” vinyl base at all back of house areas, mechanical rooms, electrical rooms, etc.

Painting 1.

Stairwells to be painted concrete.

2. Painting of exterior columns with Modac. No skim coating included. 3. Assume all garage slabs, columns and shear walls to remain exposed concrete.
