13.0 Clarifications – The following clarifications are outlined to coincide with the estimate: 1. The estimate is based on all work being performed on standard shift time. Overtime and/or shift premiums are not included in the estimate. 2. All services performed by others (inspection, testing, etc.) in support of the work shall be made available without cost to LCI. 3. Pricing is based on the uninterrupted flow of work in accordance with the schedule. Delays due to others is not anticipated or included. Any delay beyond the control of LCI, which affects the critical path, shall be cause for an increase in cost and extension of time. 4. The estimate is based on a one year warranty of the work commencing upon substantial completion or turnover of various areas to the owner. The estimate excludes all cost associated with extended warranties. 5. The estimate is based on the use of recycled materials to the extent that utilization of such materials and/or products is not considered a cost or schedule premium. 6. The estimate includes the cost of only those taxes that are presently enacted, as applicable. 7. Estimate does not include allowances or set-asides relating to code deficiencies and/or interpretations by authorities having jurisdiction. 8. Project commencement and completion date shall be contingent upon issuance of a building permit, fully executed owner contract, verification of project financing, and confirmation of long lead item delivery dates (whichever is the latest). 9. This proposal does not include any weather conditions/environmental stabilization work (define: frost ripping, frost blankets, snow and ice removal, concrete additives and winter mix premiums, temporary enclosures, temporary heating equipment and/or utility/fuel costs for temporary heat, reduced labor productivity, additional discing of clay to facilitate drying, dehumidification/ air conditioning for installation of finishes, rain water management, extended General Conditions related to the above, etc.). 10. This proposal is based on mutually agreed-to contract terms (Review owner contract (if available) before inserting this comment . 11. This proposal does not include any owner insurance requirements (such as Factory Mutual) which are not specifically noted on the contract documents. 12. The following temporary facilities shall be furnished and paid for by the owner: a. Electrical usage costs b. Temporary water c. Temporary sanitary facilities d. Heating equipment and related utility usage costs e. Elevator/elevator operator/interim maintenance usage costs f. Parking g. Dumpsters h. Window removal/replacement i. Security services 13. Construction of temporary utilities shall be paid for by Leopardo Companies, Inc. until permanent utility services are installed. 14. Leopardo Companies, Inc. does not include utility costs for start-up, test, and operation of owner equipment. 15. This proposal does not include compiling the as-built drawings from the various subcontractors into an auto-CAD format. 16. Project area shall be left broom clean (define: no floor waxing, polishing, window cleaning, “white glove” final cleaning is included). 17. Our base bid proposal includes full time supervision at the jobsite. Our proposal is based upon normal working hours/no overtime and is subject to review and modification after____ days of issuance.
18. All work will be done in a first class workman-like manner by Union employees. 19. Owner shall provide full time testing engineer to expedite substructure installation.
