6. Utility companies service installation fees (including temporary electric facility fee) and permanent power consumption charges. 7. Monument sign, exterior and interior building signs. 8. Sales office construction costs or relocation costs 9. Design contingency or owner contingency 10. Owner furnished and installed items. We have not included the following for owner furnished and installed equipment/furnishings: a. Receiving and unloading b. On or off-site storage, stocking, staging c. Uncrating d. Inventory/damage inspection e. Related debris removal/dumpsters f. Structural provisions for excessive hanging loads and/or floor loading that has not been designed and included as part of the contract documents. g. Labor Union issues with related delays h. Installation i. Final Connections and/or testing of equipment/materials. (Note: all deliveries and installations to be sequenced and coordinated with Leopardo Companies, Inc.). 11. Owner furnished/Contractor installed items. Leopardo Companies, Inc. installation of owner furnished items is based on the following: a. All owner furnished equipment to be installed by Leopardo Companies, Inc. shall be preassembled to the fullest extent and/or assembled in the field by others. Leopardo Companies, Inc. includes completing the assembly as clearly defined on the contract documents. In the absence of this information, we do not include any work associated with assembling the equipment/product. We have not included any internal wiring, piping, or assemblies. b. Owner’s vendor shall furnish on-site assistance for all installations. c. Owner shall supply all necessary installation accessories (define: mounting hardware, setting adhesives, trim pieces, wire racks, ___________) d. Deliveries shall be sequenced per Leopardo Companies, Inc. superintendent. All soils encountered are considered to be suitable materials (suitable materials are defined as any soil material in its natural state which is capable of meeting compressive strength and compaction requirements required for building structure). Assumed existing topsoil depth to be no greater than _____”. c. Recommendations indicated in soil boring reports which are not specifically engineered and shown on the drawings are not included in this proposal. d. Soil remediation of any kind is not included. e. Removal of unforeseen obstructions and filling of resulting voids is not included 2. Leopardo Companies, Inc. includes dewatering of all excavations caused by surface drainage of average daily rainfall (as defined by the National Weather Service or other mutually agreed-to meteorological service). The following water and moisture control measures are not included in this proposal: a. Removal of excessive ground water (springs, underground streams, high ground water tables, etc.). b. Demucking, discing, drying of saturated soils. Removal or replacement of same with granular material (define ___________________). Division 2 Earthwork 1. Site, building, and utility excavation are based on the following criteria: a. All excavations are limited to design depths only b.
