We are pleased to present our LEED Feasibility Study to you for your review. While we believe it is very positive and economical in terms of the possibility to achieve LEED Certification and the many associated Owner benefits, it is imperative due to our extremely aggressive preconstruction schedule that we understand your desire to proceed with the sustainable or “green” aspects immediately by next week in order to minimize any impact to the project schedule. We believe that the decision to seek a LEED Certified Building will require approximately 2-4 weeks of additional precon time and potentially a two week additional construction duration. This additional precon time is necessary to create some of the significant up front documentation required later for submittal to USGBC including energy modeling, a BOD (Basis of Design), verification of pre-requisites, coordination of sustainable features between the different design/construction disciplines, among other items. The benefits of building green include: environmental benefits which reduce your impact on the environment, economic benefits which improve your bottom line, and health and safety benefits which enhance your occupants’ comfort. It is likely that if certified, your facility could likely be marketed as the first such facility of its kind for your industry and also in your community. This would allow Allied Tube & Conduit to be a recognized leader in both regards! We encourage you to inquire with your tax professional how pursuing a LEED facility can create significant benefits derived from energy tax credits. With energy prices seemingly always on the rise, it will represent a nice hedge against future increases and lower operational life cycle costing. It is assumed for the purpose of this study that ATC has decided to utilize concrete paving at truck areas as discussed previously and also a white TPO roof. These items are required to achieve LEED Sustainable Sites credits 7.1 and 7.2respectively. The white TPO also will have an impact in the energy optimization analysis. Please note that we
