Subcontractor is responsible for all Work fitting in place in approved, satisfactory and workmanlike manner in every particular. If the Subcontractor encounters unexpected existing site or building conditions, it shall cease operations immediately to minimize damage and shall immediately notify Leopardo Companies Inc. in writing. Subcontractor shall bear all costs, expenses or damages arising or resulting from its failure to comply with this paragraph. l) Subcontractor understands access/availability to all areas of building may not be accessible and therefore includes come-back work as necessary. m) Subcontractor must review the project schedule in order to anticipate whether or not multiple mobilizations are required. n) It is understood that once a Subcontractor begins their scope of work, they accept the condition of other Subcontractors work as it r elates to this Subcontractor’s work. Commencement of work means acceptance of conditions. It is the responsibility of this Subcontractor to notify LCI in the event other Subcontractor’s work is unacceptable . o) Subcontractor agrees to perform reasonable out-of-sequence work if required by the Contractor to permit the coordination of the work of other trades. p) Subcontractor includes any and all pumping/minor dewatering that may be required associated with their work. q) Mock-ups are included as indicated in the Contract Documents. r) Any additional steel, supports, hangers, framing, backing/strapping etc. required for own installation will be provided by Subcontractor. s) Subcontractor includes all costs related to logistics issues and site access, including but not limited to delivery scheduling, trucking permits, interference with public way, lane -closures, etc. t) LCI will provide one set of all bulletins, sketches, and other altered or new Construction Documents in digital format which have been generated after Subcontract agreement has been executed. The subcontractor may print sets at their own expense from the printer designated by Contractor. u) Subcontractor is aware this is a non-smoking building and no smoking will be allowed on the construction site. v) This project is not planning to seek any LEED certification. w) The documents are a cooperative set. Drawings (Architectural, Structural, Mechanical, Electrical, etc.) and specifications are cooperative and subcontractors are to bid to all documents. For example, Structural and Misc. Steel items shown on Architectural Drawings are to be included in the Steel Contractors work as if shown on Structural Drawings. Discrepancies between drawings and specifications are to be identified to Leopardo Companies Inc.. If not identified and clarified by the Leopardo or A/E in writing, subcontractor is to bid the most restrictive and most expensive of the items in question. x) Subcontractor is to furnish and install firesafing/fire stopping around penetrations for their work as required by code. y) Subcontractors will be responsible for the cost of replacing spray-on fire proofing material removed or damaged due to the installation of hangers, materials, and equipment if the removal or damage is deemed to be in excess of what was required for said installation and/or subcontractor fails to install said hangers, materials, equipment etc. prior to spay-on fire proofing being installed. z) Subcontractor agrees that for all equipment/material utilized during the course of construction, the Subcontractor shall provide additional warranty extensions and maintenance as required so as to provide the Owner with the specified warranty period commencing at the Substantial completion date of the entire project. The items include, but are not limited to the following: sump pumps, lift stations, boilers, compressors, fans, controllers, switchboards, light fixtures, pumps, elevators, HVAC equipment, etc. aa) Leopardo will provide a project sign. No other signs or advertising shall be displayed on the premises without the approval of the Architect, Owner, and Leopardo. This does not exclude the posting of required trade notice and cautionary signage by Subcontractors. bb) Subcontractor and all sub-tier subcontractors and suppliers acknowledge that Owner is the
