Renovation Challenges

Performing a thorough Investigation of the existing building is the key to exposing concealed conditions and other unknowns that may otherwise drive up costs, delay the schedule and potentially harm other occupant/workers or property. This list is not meant to be interpreted as complete. It is intended to be thought provoking of other items that may need to be explored; 1. Look at the interstitial spaces and determine the depth, obstructions for routing MEP’s, critical systems that need to remain intact, shut down………..etc. 2. What is the routing and pathways to; • Mechanical rooms • Plumbing stacks/risers • Electrical rooms • Med gas • Tele/data rooms • The roof through the building for new ne shafts, etc 3. What types of ceilings are you working in? 4. What types of spaces are you working in? 5. Do you need to x-ray or scan the floors 6. Open up shafts if need be or other elements 7. What overtime may be required 8. What systems do you have to upgrade (i.e. med gas,…. Etc) 9. Is the project going to be phased? If so do you have to temp in feed for areas downstream of main systems? 10. Do you have to work in other areas operated by other tenants and/or department? 11. What existing architectural finishes do you need to restore in other areas/department/tenant space to install risers etc. 12. Personal access to work zone 13. Rerouting of occupants around the constructions zone (occupant/patient/worker/pedestrian safety and protection of property) 14. Logistical issues (getting debris out, negative air, temporary partitions, dumpster locations, loading dock location, deliveries, lay down areas, hoisting locations, on site storage, skip hoist, ………etc) 15. Creating an effective project safety plan, infection control plan ………etc 16. Verify capacity of existing system to handle new loads. 17. Verify existing structure can handle storage of materials and equipment that may be used for demolition (bobcats……..etc) 18. Whether tight the building if enclosure systems and/or roofs are being affected. 19. Do you have to upgrade egress routing, generators to handle new loads 20. Shut downs/switch over coordination.
