Turnkey Work to be provided for this facility is as follows:

0. GENERAL CONDITIONS OF THE CONTRACT (Shall include but not be limited to the following) 0.1. Personnel

a) Project Manager, Superintendent, Layout and Grade Engineering and other professional staff as required; 0.2. Facilities a) Construction site trailer, fencing, telephone / fax / web, temporary toilet, project signs, temporary road, temporary toilets, electric, heat, irrigation, dumpsters b) Winter protection; (if required) 0.3. Insurance and Safety a) Contractor’s liability insurance, safety program and adherence. b) Safety cables and rails, opening covers, safety signage, fire extinguishers and first aid; 0.4. Miscellaneous Services a) Testing, progress and final building cleanup, reproduction, postage; 0.5. Insurance and Permitting a) Liability insurance and Builder’s Risk insurance. b) Provide all required building permits and fees necessary to secure site, building, Federal, State and municipal construction related permits including EPA permitting for the facility. 0.6. Design and Engineering a) Provide all space planning/design/architectural/engineering services for the above scope of work, as required for building permit application and final construction provided by Architects and Engineers registered in accordance with applicable State laws. 0.7. Change Order: General Conditions, Overhead and Profit a) Total markup for of profit and overhead on change orders shall be limited to 5%. b) No increase in General Conditions shall be provided unless extended time to schedule’s critical path is extended due exclusively to RICARDO change, and then only to the extent of actual direct costs. c) All costs presented for change orders shall be direct subcontractor costs provided on an open-book basis with sufficient back up to evaluate the cost. 0.8. Commissioning a) Provide commissioning and acceptance testing. After commissioning subsystems, execute Nmode, Federal and ISO smoke and HDT tests using a suitable correlation engine supplied by RICARDO. 0.9. Close Out a) Provide documentation including design calculations, as-built drawings (paper, PDF and live CAD files), operations manuals, maintenance procedures and manuals, spare parts lists and commissioning report.

1. SITE EARTHWORK 1.1 Site earthwork shall be provided as follows:

a) Prepare site and soils as per professional geo-technical soils report and local ordinances. b) Cut, fill and balance construction area by moving on-site materials and importing good, clean fill materials as necessary. c) Rough and fine grade sited to achieve the desired finish floor elevation and engineered slopes for parking lots, roadways and landscaped areas. d) Stockpile excess materials from site balancing on undeveloped portions of the property for use when contouring grades for landscaping. e) Where possible, allow existing areas of natural vegetation or treed areas to remain undisturbed.
