ii. Provide 15’-0” x 30’-0” x 4” decorative concrete patio.
3.2. Asphalt Pavement a) Provide asphalt paving for on-site car and truck traffic and parking for 100 cars (90 degree parking angle). b) Provide compacted 8” thick coarse aggregate base consisting of crushed stone or crushed gravel, of Class C quality or better, as defined in Article 1004.01 of the State of Illinois Standard Specifications for Road and Bridge Construction. Fine Aggregate shall consist of sand, stone sand, or stone screenings of Class B quality or better as defined in Article 1003.01 of the Standard Specifications for Road and Bridge Construction. c) Provide parking area striping. d) For truck road traffic areas, provide deep strength paved asphalt area consisting of a 10” thick aggregate base plus 3” asphalt leveling course and a 3” wearing surface (total 6” asphalt thickness). e) For automobile drives and parking provide an 8” thick aggregate base, a 1.5” asphalt- leveling course and a 1.5” asphalt-wearing surface (total 3” asphalt thickness). f) Truck wells and shipping / receiving areas shall be 8” concrete paving (see Exterior Concrete).
3.3. Landscaping and Site Specialties a) All landscaping work shall comply with municipal requirements b) Provide sod for front yard landscape. c) Provide hydro seeding for side and rear yard.
d) Provide shrubs, trees, topsoil placement and a complete irrigation system to cover all front yard areas receiving sod. Areas receiving seed or hydro-seed and plantings shall receive watering and maintenance by Developer until the facility is turned over to RICARDO. e) Installation of all plant materials shall be in accordance with the latest edition of the American Association of Nurserymen Landscape Standards and with the specifications set forth by the local municipality. f) All planting beds shall be mulched with four (4) inches of shredded bark. Planting beds shall have aluminum edging or performance equivalent on borders. g) Provide all site plan required parking and building signage including handicapped parking and visitor signage. h) Provide one (1) dumpster enclosure constructed of integral colored split face concrete masonry (CMU) sized for two dumpsters including a double-swing gate and painted steel concrete filled bollards. i) Provide (3) flag poles including (1) 25’ and (2) 20’ aluminum flag pole, concrete foundations and ground mounted flood lights.
4. CONCRETE
4.1. Standard Foundations a) Provide reinforced concrete footings and foundations designed to the soil bearing capacity determined by a professional soils engineering firm. Provide footings at a minimum 3’- 6” below finish grade. b) Waterproof below grade foundation walls. c) Design all foundations in accordance with applicable code requirements and accommodate all building live and dead loads including cranes. d) Provide minimum concrete strength of 3,000 PSI at 28 days. e) Foundations and footings may be soil formed only where soil conditions permit and allowable by soils engineer and structural engineer. Use formed footings / foundations where required due to soil conditions or structural design. Trench footings and formed retaining walls shall be straight and true. Formwork shall be industry standard.
