scheduled in advance with Leopardo Companies Inc.. There is a charge in increments of 5 minutes in accordance with an established hourly rate for use of this hoist for transporting materials.
E. Equipment hoisting using the building structure, as the frame, will not be allowed. Any scaffolding required for this Subcontractor will be included under this subcontract.
The Owner's lifting equipment is not available for the unloading, conveying or installation of Subcontractor's materials.
F. Include all hoisting, rigging, and final placement required for all materials and equipment necessary for the proper completion of the work.
3.08 TEMPORARY STAIRS, LADDERS, RAMPS, RUNWAYS, AND BARRICADES
A. Each Subcontractor is to provide and maintain all necessary temporary stairs, ladders, ramps, and runways to facilitate conveyance of workers, materials, tools, and equipment for proper execution of its Work. [INSERT IF APPROPRIATE - The Leopardo Companies Inc. shall provide (INSERT QUANTITY) temporary gang ladders extending from [INSERT NUMBER OF FLOORS OR LEVELS]]. All protection and safety barricades, devices, covers, and all other necessary items shall be provided by each Subcontractor as it relates to the safe conduct of its Work and protection of people and property in its Work area in accordance with applicable law. B. Any Subcontractor or Subordinate Party performing excavation Work shall be responsible to furnish, install and maintain temporary barricades and/or fencing of all open excavations until such time as the backfilling is complete. Flasher lights shall be provided on barricades and fencing by the Subcontractor as requested by Leopardo Companies Inc. and in accordance with applicable law. As a minimum, all barricades across roads and walks shall have lights on them in working condition. C. [INSERT FOR CONCRETE FRAME STRUCTURE] Prior to the removal of all shoring and forms, the [INSERT DESIGNATED SUBCONTRACTOR] Subcontractor shall be responsible for temporary protection at the building floor perimeters and openings. Immediately after the removal of all shoring and forms, the [INSERT Leopardo Companies Inc./DESIGNATED SUBCONTRACTOR] shall furnish, install, and maintain all necessary temporary protections at the building floor perimeters and openings. Protection shall be OSHA 29 CFR Part 1926.502 (B) “Guardrail Systems” and shall include but not be limited to two line rails and toe boards. Each Subcontractor that disturbs any temporary protection for its Work is responsible to reinstall to its original condition the guardrail or barricade system for the protection of the workers and others until final construction of perimeter exterior wall and/or shaft openings is completed. All other protection and safety barricades, devices, covers, etc., including those at all roof areas, shall be provided by the [INSERT DESIGNATED SUBCONTRACTOR] Subcontractor as it relates to the safe conduct of its Work in accordance with all local, state and federal law, rules and regulations and the requirements of the Contract Documents and shall be in accordance with the most stringent requirements.
G. Subcontractor will submit for approval his proposed scheme for the hoisting of all major equipment/materials, including any required shop drawings, sketches, and load distribution diagrams to allow hoisting activities to be coordinated and approved with other Subcontractor’s field operations. H. Subcontractor includes the cost of cranes, scaffolding, hoisting, flagmen, etc. as required for the proper execution of your work. The Contractor will not be providing any means of hoisting/scaffolding what so ever for the Subcontractors use. I. At no time will the Subcontractor be permitted to use the tower crane for picks during regular working hours when concrete work is being preformed. In the event the Subcontractor requires use of the tower crane, it must be done during overtime hours only. Subcontractor agrees to pay $300.00 per hour rounded up to the next nearest hour. All material and/or equipment to be hoisted must be within the capabilities of the tower crane. J. Subcontractor will be allowed to use the material skip hoist during regular working hours for deliveries; however, the deliveries must be scheduled two (2) weeks in advance with the project superintendent, and the Subcontractor will not be allowed sole use of the lift. In addition, all deliveries must be unloaded and brought up to the appropriate floors during regular hours. In the event the Subcontractor runs into overtime work, the Subcontractor agrees to pay $300.00 per hour rounded up to the next nearest hour. K. The Contractor can only provide dedicated use of the material skip hoist to the Subcontractor during overtime hours. Subcontractor agrees to pay $300.00 per hour rounded up to the next nearest hour. All costs associated with overtime hours will be processed via a deductive change order. L. All deliveries that require the tower crane and/or the material skip hoist must be made prior to the tower crane and/or the material skip hoist being removed; otherwise, the Subcontractor will be responsible for providing their own hoisting. M. In the event that the tower crane and/or material skip hoist is unavailable or inadequate for the purpose of hoisting the Subcontractor’s material and/or equipment, the Subcontractor shall make his own arrangements for hoisting same at its own expense. N. The project superintendent will maintain a schedule for the tower crane and man/material hoist. Strict adherence to the schedule is required. Any missed times must be rescheduled by the Subcontractor to the next available time slot, and may result in charges to the Subcontractor if the next available time slot is premium time for the operator, equipment, etc.

C. [INSERT FOR STEEL OR PRECAST FRAME STRUCTURE] The [INSERT DESIGNATED SUBCONTRACTOR] Subcontractor shall provide temporary guardrails at the building floor perimeters, interior shafts, all roof areas, or other openings, immediately after the erection of the [INSERT steel OR precast) frame and with the installation of [INSERT metal OR precast] decking. Protection shall be OSHA 29 CFR Part 1926.502 (B) “Guardrail Systems” and shall include but not be limited to two line rails and toe boards. This temporary protectors shall be left in place after completion of the [INSERT steel OR precast] frame for the use of all other Subcontractors. The [INSERT - Leopardo Companies Inc./ OR DESIGNATED SUBCONTRACTOR] shall maintain and remove said guardrails and patch concrete. Each Subcontractor that disturbs any temporary protection for its Work is responsible to protect the area during its Work and to reinstall to its original condition the guardrail or barricade system for the protection of the workers and others until final construction of perimeter exterior wall and/or shaft openings is completed. All other protection and safety barricades, devices, covers, etc. shall be provided by this Subcontractor as it relates to the safe conduct of its Work in accordance with all local, state and federal regulations and the requirements of the Contract Documents, and shall be in accordance with the most stringent requirements.
O. Failure to coordinate time for the use of the tower crane and/or the man/material hoist shall not relieve the Subcontractor of its overall scheduling requirements.
P. The project superintendent reserves the right to refuse use of the tower crane and/or man/material hoist without notice, even if the use of the tower crane and/or man/material hoist was properly scheduled with the superintendent. Q. The hourly overtime rate for the tower crane operator, equipment, etc. is $300.00/hr. The hourly overtime rate for the man/material hoist operator, equipment, etc. is $300.00/hr. rounded upward to the next nearest full hour. (INSERT IF REQUIRED) An additional temporary personnel hoist shall be provided by Leopardo Companies Inc. with an operator. There is no charge for personnel using the hoist or for personnel carrying materials by hand in a single loading. The temporary personnel hoist may be used for transporting of materials by dollies or wheelbarrows if

D. Each Subcontractor and its Subordinate Parties shall provide and maintain in good repair barricades, overhead protection, guard rails, etc., as required by law or necessary for the protection of the public and personnel engaged in the Work from hazards incidental to performance of the Work. Subcontractor shall do everything necessary to protect the Owner's employees, the public and workers from injuries and to protect vehicles and other property from damage.
a. Power centers - on each floor of the new building, provide a minimum of two (2) power centers or not less than one (1) per 10,000 s.f. rated not less that 100 amperes at 120/208 volt, 3 phase. 4 wire plus ground. [INSERT FOR RENOVATION WORK - Within the remodeled areas, provide at least one (1) additional similarly rated power center.] Locate the power centers such that each will serve approximately equal areas and as far as possible, each be in the center of the respective area served. b. 120 volt duplex outlets - Provide weatherproof, G.F.I. protected, 20 ampere grounded outlets at a minimum rate equal to 1 - duplex outlet per 400 square feet. Outlets may be grouped in clusters of up to six duplex types with corresponding pro-rated increase in area served, provided that every portion of the construction and remodeled premises can be reached from the nearest outlet using a flexible cord no more that 50 feet in length.

TEMPORARY ELECTRICAL POWER AND LIGHT
A. Electrical Energy Costs
1. The Owner [will/will not] pay for electrical energy to operate temporary electrical power and lighting for the duration of the project at designated locations. Temporary power [will/will not] be provided free of charge.
2. As partitions are erected, locations of power distribution points shall be added or relocated.
B. Power Source
3. Ground Fault Circuit Interrupter (GFCI) protection will be provided on all temporary power receptacles and, where possible, directly on the circuit breaker supplying temporary power as referenced in NEC 305-6(a).
1. The Electrical Subcontractor shall provide, install, and pay for labor, equipment and materials required to make connections to [the Owner's power source/the local utility company] and to provide temporary electrical power and light distribution. The Electrical Subcontractor shall coordinate the location of the electrical power and lighting as directed by Leopardo Companies Inc.. 2. The Electrical Subcontractor will provide for [each/DESIGNATED NUMBER] construction trailer(s) a 120/208 volt (or 120/240 volt), 100 ampere single phase power source to which the Subcontractor who occupies the trailer may connect. The cost of hook up and removal of temporary electrical service to trailer shall be each Subcontractor's responsibility.
4. The assured equipment grounding conductor program is only to be used on circuits greater than 20 amps as referenced in NEC 305-6(b).

Temporary Electrical Light Distribution:
1. The [Electrical Subcontractor/Owner] shall provide and maintain temporary electrical light distribution as follows:
3. Protection shall be provided for the power supply source complete with disconnect switch and other required electrical devices.
a. Lighting shall be achieved using 120 volt guarded incandescent fixtures, or other suitable fixture types, to OSHA required minimum levels of illumination.
4. The [INSERT Electrical/OR DESIGNATED] Subcontractor will provide the temporary electrical service to the temporary hoist [IF THIS APPLIES]
b. 120 volt temporary lighting as required in interior work areas. In addition to these minimum requirements provide adequate security lighting at guarded entrances outside storage areas, parking areas, and in areas of Subcontractor's and Architect's field offices and sheds.
C. Rules and Regulations:
1. All temporary equipment and wiring for power, lighting and distribution requirements shall conform to OSHA requirements and be in accordance with applicable provisions of governing laws, codes, and ordinances.
2. As partitions are erected or other interferences which hamper achieving the minimum levels of illumination, locations of lighting distribution points shall be added or relocated.
3. Task lighting in addition to OSHA required lighting shall be provided by each Subcontractor.
2. All temporary wiring and distribution equipment shall be maintained so as not to constitute a hazard to persons or property.
F. Temporary Power and Light for Special Conditions:
3. Each Subcontractor is responsible to provide an assured grounding program in accordance with OSHA regulations for their own electrical power requirements.

D. Temporary Power Distribution:
a. Each Subcontractor requiring service of capacity or characteristics other than specified must make arrangements with the Electrical Subcontractor and pay for their own installation, removal, and service.

Construction power shall be 120/208 volts, [INSERT IF REQUIRED - 60 hertz,] 3 phase, 4 wire plus ground [INSERT IF REQUIRED - alternating current] . Provide the following outlets together with feeders, grounding, protective devices and ground fault interrupting devices.
