I. You can have the over the wall mentality where the estimators start off with the project and then throw it over the wall to the construction team. II. The PM comes in cold to the project and needs time to get up to speed. III. You miss out on the constructability, phasing, logistics’, schedule input etc. from the construction team. IV. The PM doesn’t have the history of the project as it relates to issues that were resolved, why certain decisions were made that affect the project, doesn’t know the relationships, time is wasted and spent getting them up to speed, takes longer to buy the project since they haven’t gone through the drawings and specs and if they do buy the job without reviewing the documents you lose the second set of eyes concept, etc. Estimating and Construction team work collaboratively in developing cost models, schedules, general conditions, site logistics, safety planning. III. PM is the continuity throughout the entire process. Has full knowledge of the project and works closely with PX. If something happens to the PM the PX is fully up to speed (they are the backup person). IV. Ability to thrift through the drawings for constructability issues, minimize costly mobilizations, aid the design team in the completeness of documents to minimize RFI’s and potential change orders. V. Second set of eyes for the estimating team in reviewing scopes of work prior to subcontract award. VI. PX and PM jointly award contracts in collaboration with the respective trade estimator. VII. Aggressive negotiating team. VIII. Estimators can do detailed take offs and write comprehensive scopes of work. IX. The team knows what subs to select to bid the project because there in the market every day. X. Purchasing power through packaging projects to achieve cost savings through economies of scale. XI. They know the submarket, production rates, commodity volatility, material and equipment costs, labor availability, material & equipment lead times, etc. XII. Estimators are best in class and know their respective trades inside and out. XIII. The team has the horse power to provide quick and accurate modeling, budgeting and final pricing of projects. XIV. The entire team works as a resource to the design team in which we provide crucial information quickly to keep the design process moving forward. XV. Ability to communicate with a vast number of subcontractors during bidding process to get the best number in the market place. B. Disadvantage; I. NONE 3.
