METHOD & TERMS The Flesner farm will be sold in three (3) tracts based on taxable or surveyed acres. Tract 1 will be sold individually and tracts 2 and 3 will be sold through the marketing method of “Buyer’s Choice”, whereas the high bidder can elect either or both tracts for their high bid. If the high bidder does not elect both tracts, then the remaining tract will be offered. The farm will NOT be offered in its entirety or in any combinations. Bidding is NOT contingent upon financing, an appraisal or inspection. Ten (10%) percent of the bid price to be due on the day of sale with the balance due in approximately 30 days, on or before Thursday, December 8, 2022 upon delivery of a merchantable abstract and deed. Immediately following the auction, the successful bidder(s) shall enter into a written agreement with the seller. Full possession will be given at the time of closing, subject to the current lease with a tenant. All three tracts sell free and clear for the 2023 crop year. All announcements sale day shall take precedence over any prior advertising either written or oral.
