The Heaton properties are located in Greene, Calhoun, and Jersey Counties, IL, and represent productive, tillable farms, recreational and hunting properties with cropland acres, country and residential homes, and commercial properties with development potential. • Tracts 1 - 6 contain a total of 604 acres± (subject to survey), are located in close proximity to Carrollton in Greene County, IL, and represent productive cropland farms (some Class A land) and recreational and hunting land. • Tract 7 is a country home and acreage and is located approximately 8 miles southwest of Carrollton, IL. • Tract 8 is an older grain elevator located at the southwest edge of Wrights, IL. • Tract 9 has IL River frontage, contains 6 acres, is improved with a remodeled home, and is located approximately 1 mile north of Hardin, IL. • Tracts 10 - 15 are located in historic Grafton, IL. • Tract 10 is a stone building recently operated as the Gold Star Saloon. • Tracts 11 & 12 are currently vacation homes. • Tracts 13, 14 & 15 are vacant lots with development potential and overlooking Grafton Harbor Marina. We will then sell Tracts 7 - 12 individually, in the order listed and each for a lump sum or total dollar amount. Then we will sell Buyers Choice on Tracts 13, 14 & 15. The tracts will not be combined at the conclusion of the auction. Immediately following the auction, the winning bidder(s) will be required to sign a Real Estate Sales Contract and pay ten percent (10%) of the purchase price as a non-refundable down payment which will be held in escrow until closing. The balance of the purchase price will be due at closing, on or before September 30, 2022, or as otherwise agreed with the seller. Seller will accommodate 1031 tax free exchange. Seller will provide Title Insurance in the full amount of the purchase price. For Tracts 1 - 6, the 2022 real estate taxes, due and payable in 2023, will be paid by the seller. For Tracts 7 - 15, the 2022 real estate taxes will be prorated to the date of closing. Buyer will be responsible for the 2023 and all subsequent taxes. Possession will be given at the time of closing, subject to any remaining crop tenancy for the 2022 crop year for Tracts 1 - 6. properties which offer unlimited opportunities.
