METHOD & TERMS
The real estate will be sold on a price per acre basis, based on taxable acres. Immediately following the auction, the successful buyer(s) will be required to sign a real estate sales contract and pay ten percent (10%) of the purchase price as a non-refundable down payment. The balance of the bid price will be due at the time of closing, on or before November 25, 2025. The seller will provide title insurance in the full amount of the purchase price and will pay all the 2025 taxes due in 2026 through a credit at closing based on the best available information. Buyer will pay all subsequent year real estate taxes. Possession at closing subject to an existing lease for the 2025 crop year. Bidding is NOT subject to any contingencies, including but not limited to financing, an appraisal or inspection of the property.
