Before putting your home on the market, it's important to prepare it to make the best impression. Deferred maintenance causes many buyers to think there may be bigger issues. During our home marketing consultation, I will offer guidance and, if needed, contacts for service providers..

According to the NAR, 37% of contracts fall through because of repair issues sellers could have addressed before listing their property. The most important features to address are structural, such as the roof, major systems, such as the HVAC, and safety. The following are additional issues that should be checked. leaks and damage/discoloration of ceiling/walls damage/issues with doors and windows debris in gutters and dryer vents lack of termite bond/treatment wood rot/fungus/mold, including crawl space, attic, garage, and exterior damaged flooring mildewed or missing grout/caulk

Determine Property Value

Determining the price is one of the most important steps in marketing your property. Pricing it too high can lead to your house sitting on the market for too long, while pricing it too low can mean leaving money on the table. Comparative Market Analysis (CMA) I will provide a Comparative Market Analysis (CMA) to compare your property's features to relevant recently sold properties in your neighborhood. The report also includes data regarding days on the market and available competing inventory. The CMA data will provide a pricing bracket. Where your property falls within that bracket depends on several factors: location, size, condition, age, and features. This is how we determine market value. Factors Impacting Value

Setting the Right Price

Setting the price at or just below market value attracts high buyer interest and creates an urgency that often results in multiple and over-asking offers. It's a proven strategy for obtaining the highest possible profit.

I gather information about your property and compose a compelling listing description highlighting key features.

Once your home is live on the MLS, it will be syndicated to thousands of websites (such as Zillow & Realtor.com). At this time, I deploy your online and print marketing. You’ll receive updates and showing feedback as it's received.

Advertising & Networking

With over 5,000 followers across various platforms, I have a strong social media presence and will create engaging content that generates interest in your property.

When reviewing offers, there are several key factors to consider, including:

The purchase price: Do you feel that the offer accurately reflects the value of your home? The buyer's financing: Is the buyer pre-approved for a mortgage? What are the terms of their financing? Contingencies: What contingencies are outlined in the offer, such as financing or appraisal? Closing timeline: Does the proposed closing date work for you? Are there any other logistical concerns to consider?
