veteran and vice president of leasing at Heller Industrial Parks added, “The building design, including 40’ top-of- product storage heights, 196 doors, and parking for 395 trailers, was a key to attract- ing Williams-Sonoma to this project.” Heller’s foresight to bank 202 acres in this high- ly-coveted South Brunswick/ Monroe location back in the 1970’s is paying off. In addi- tion to the Williams-Sonoma building, Heller plans con- struction of two additional warehouses on the same site (674,209 SF and 387,744 SF, respectively) – dates TBA.
Edison-based Heller In- dustrial Parks was founded by Ike Heller in 1966. It is a full-service privately held firm that, together with its integrated construction company, I. Heller Construc- tion, Inc., develops, owns, leases, and manages its own portfolio of 16 million SF of modern distribution and logistics buildings na- tionwide. Heller’s sites are strategically located with superior truck, rail, and port access. In addition, Heller maintains over 100 acres of premier land sites ready for new development. MAREJ

a long-term lease with Wil- liams-Sonoma Direct, Inc. for its latest best-in-class building at Heller Park North in South Brunswick, NJ. This state-of-the art dis- tribution center is Heller’s second speculative 40’ stor- age height warehouse to be leased in the 8A submarket off the New Jersey Tpke. While Williams-Sonoma is a new tenant to Heller, the building will be its third warehouse in the Exit 8A submarket. The lease is an expansion for Williams- Sonoma and not a relocation. As one of the largest ecom- merce retailers in the US, with 70% of its sales com- ing from online, Williams- Sonoma’s accelerated growth trajectory has driven the increase in its warehouse needs. Construction commenced in July 2020 and as of the date of this press release, the pre-cast structural walls are 100% erected, and structural steel is being installed. The remaining building and site work continues swiftly, with the tenant’s pre-commence- ment occupancy scheduled for this July and completion anticipated by October 1, 2021. Brian Knowles of Lee & Associates representedWil- liams-Sonoma, and Fred- erick Kurtz represented Heller Industrial Parks on the lease transaction. Jason Grebin , Heller’s president, said, “As inter- net fulfillment and logistics businesses continue to grow, we have seen robust leas- ing activity in our strategic submarkets like Exit 8A. We are thrilled to have secured a tenant of Williams-Sonoma’s caliber for the whole building six months prior to comple- tion. The Williams-Sonoma team was great to work with and we look forward to a long and successful partnership.” Kurtz, a 32-year industry
