Bussel Realty Corp. subleases 49,464 s/f at 8 Corporate Place in Piscataway, New Jersey

ISCATAWAY, NJ — Bussel Realty Corp. (BRC) has completed the following transactions: BRC subleased 49,464 s/f at 8 Corporate Pl. in Piscataway to Smart Pony Inc. David Blitt , senior VP, and Eli Harari , sales associ- ate, of BRC, represented the sublessor, All Seasons Foods, Inc, in the transaction. The sublessee, Smart Pony Inc., was represented by Cushman & Wakefield . 8 Corporate Place in Pis- cataway is a 143,000 s/f in- dustrial building. The prop- erty features 24-foot ceiling heights, wet sprinklers, 14 loading docks, one drive-in door, 3,200 amps of electric power, 300 parking spaces and sits on 8.40 acres. BRC leased 40,000 s/f at 625 Jersey Ave. in NewBrunswick to Adir & EJD. Blitt and Harari represent- ed the company in the transac- tion. The landlord, Triangle Fidelco LP , was represented in-house. 625 Jersey Ave. is a 325,000 s/f industrial building. The property features 16- to 22- foot ceilings, wet sprinklers, 400 amps of electric power, 35 loading docks, two drive-in doors, rail service and is situ- ated on 30 acres. BRC arranged the sale of 218-224 11th Ave. in Roselle, two industrial properties totaling 20,000 s/f, for $2 million. The buyer was secured by Jordan Metz , senior VP, and Eric Koons , sales associ- ate, of BRC. The Metz Team also represented the seller, Pamario Technologies, in the transaction. "Pomario's well- timed two building portfolio divestiture provided our buyer the unique opportunity to own quality industrial assets in a region, seeing historically low rates of industrial inven- tory and record-dwindling vacancy rates,” said Koons. The Metz team is comprised of Jordan Metz, Eric Koons and Wellern Yu , marketing and research assistant. 218-224 11th Ave. in Roselle is comprised of two industrial properties, totaling 20,000 s/f. The properties feature 15-ft- high ceilings, drive-in loading doors, heavy power, two large parking areas behind each building with an additional larger lot for parking, and three cranes. MAREJ P
