Duties will include but are not limited to:
Maintenance, and refurbishment programme • Manage, develop and implement the ten-year planned preventative maintenance programme for the school site including ensuring that necessary works are planned in school holidays. • Manage the school’s buildings management systems ensuring high levels of compliance • Ensure the sports fields and school landscaping are well kept and suitable for use • Ensure caretaking team provide seamless service to the running of the school through, room changes/set ups, mail delivery, waste management and security. • Through appropriate delegation to the - site team, organise and prioritise work across the site and maintain a safe, clean and tidy environment. • Prepare outline specifications and tender evaluations for small and medium sized capital projects, and appoint and manage contractors. • Ensure that the supply of all services (gas, electricity, water) are monitored and reviewed and that competitive prices are secured. • Ensure that appropriate external service contracts are in place for routine servicing including gas boilers, air conditioning, lifts, swimming pool equipment, fire and security alarms and fire safety equipment. • Liaise with the school’s surveyors and structural engineer as necessary and arrange cyclical monitoring as required. Sustainability • Under the Guidance of the Director of Operations, lead the schools sustainability strategy as it relates to Estates, working closely with the school community to ensure this is championed through the school • Work with the Director of Operations to develop an energy replacement programme. Major capital development programmes (the Building Plan / Masterplan) • Work with the Director of Operations and Deputy Head to plan major development programmes, advising on matters of logistics, buildability, proposed programme and impact to existing school plant and building stock. • Scrutinise proposed designs and provide site expertise, feeding back to the design team as required. • Ensure that long term maintenance requirements are incorporated into the plans. • Work with the Director of Operations and senior management team to prepare decant plans, advising on space planning and project manage internal moves ensuring that all impacted stakeholders are engaged with the process. • Work with the Director of Operations and appointed project managers to ensure that site logistics are in place to minimise disruption during the build phase, and that agreed working arrangements are maintained throughout the project duration • Oversee contractors during the build phase ensuring that site procedures are followed including health and safety requirements. • Ensure that procedures are in place to undertake vetting checks and clearances are in order for contractors on site in line with regulatory guidance. • Manage the handover of buildings from contractor to school, including commissioning, snagging and logistics of moves. Financial management • Prepare the annual premises budget for review with the Director of Operations and in accordance with the planned preventative maintenance plan and programme of fabric condition works. • Plan and monitor the annual maintenance budget, delegating to the Maintenance Manager as required.
