e hear the term “In- tegrated Project De- livery” used in the

types of construction projects. Construction projects have been completed inmany differ- ent countries, large and small in scope, horizontal and verti- cal and simple and complex in their design and construction. Design-Build is a leader in today’s cost-conscious con- struction industry and it is a concept that is more than 4,000 years old. The Design- Build method is based on the ancient concept of a master builder who accepted full responsibility for designing and constructing a project from conception to completion.

Reflecting upon more than 35 years of experience with Design-Build, here are five (5) major strategic reasons that I believe are why owners and design and construction professionals choose a Design- Build Project Delivery System: 1. It provides a strategic thinking response to owner demands for increased quality and a continuous improvement commitment to the delivery system and the actual final project product. There is a greater focus on quality control and quality assurance through the continuous involvement of

the entire design/construction team throughout the proj- ect. And project innovations can be uniquely developed by integrating the skills of the designer and contractor. 2. It saves time and money through the use of a strategic thinking process for develop- ing the budget, schedule and constructability of the project from the initiation of the proj- ect. Early contractor involve- ment enables: construction en- gineering considerations to be incorporated into the design phase and enhances the con- structability of the engineered

project plans; fast-tracking of the design and construction portions of the project; concur- rent design and construction phases for different segments of the project; the ability to get continuous cost updates using construction costs from current projects and com- munication efficiencies and integration between design, construction engineering, and construction team mem- bers throughout the project schedule. 3. It provides a strategic ap- proach to avoiding or certainly minimizing the probability of adversarial relationships and potential legal issues. Fewer change and extra work orders result from more complete field data and earlier iden- tification and elimination of design errors or omissions that might otherwise show up during the construction phase. 4. It provides a strategic thinking response to demands for risk management. It pro- vides a reduced potential for claims and litigation after project completion as issues are resolved by the members of the design-build team. 5. It provides a strategic thinking approach to provide the ultimate level of flexibility through a truly integrated team that is able to take on very challenging and complex building projects. Owners want to know about the advantages of design-build over the traditional design- bid-build system of architect and general contractor. Based upon a 35 plus year history of design-build experience, here are some major strategic advantages. One team: The entire team has the same goal –to develop and deliver a successful proj- ect that meets or exceeds the client’s expectations for their project Single Point of Account- ability: The Design-Build firm is accountable for everything – especially the look of the build- ing, how much it costs and the timeline of completion. When the same group designs and builds the project, there tends to be much more attention given to pricing and schedul- ing in the design phase. Cost savings: The use of Design-Build produces cost savings because of the involve- ment of the general contrac- tor from the beginning that continued on page 24B
