As the doors of Beta Tau Chapter at Indiana University closed for the 2024- 25 academic year and residents headed home, the 1872 Properties Design and Construction Team stepped in, beginning a three-month transformation. The facility’s bones were in great shape; no major renovations necessary. The furniture and spaces themselves, however, were another story. As Director of 1872 Properties Monica Gailes shares, “We like to refresh furniture and spaces to remain competitive on campuses.” Amber Eisenbraun Harris (Beta Zeta- Idaho), senior manager of the 1872 Properties Design and Construction Team, brought the vision to life. Amber focused on the chapter’s communal spaces — from
the formal and informal living rooms to the TV room, dining room and study spaces. A dusty blue sets the tone throughout, washing over walls, exposed-beamed ceilings and even the brick fireplace — a bold move that pays off. Wall molding introduces an elegant architectural layer, while light-colored sofas ground the space. Patterned chairs, textured pillows and gold accents add dimension and warmth. In the entryway, a stunning area rug in Alpha Phi colors greets visitors, anchored by a marble table, blush ottomans and an elegant wooden credenza. Gold details carry through here, adding a cohesive touch. Just beyond, the TV room feels welcoming and airy. Cream-colored walls
and sofas create a soft backdrop, allowing accents — gold chandeliers, dusty blue chairs and boudreaux- and blush-colored details — to stand out. With a chapter size of 283, the design teams knew ample seating was non- negotiable. From chaise lounges to banquette benches, plus an abundance of tables and sofas, every member can find a cozy spot to connect, study or unwind. By August 2025, members returned to their reimagined home. The bold design choices paid off, sparking excitement that sent sisters running from room to room, taking it all in at once in their home away from home.
