CARLISLE, PA — An industrial brokerage team based in Cushman & Wake- field ’s Harrisburg office has orchestrated the trade of 1 and 2 Ames Drive in Carlisle. A partnership of Dermody Properties , operating part- ner, and PCCP , capital part- ner, purchased the asset, located within the red-hot PA I-81/I-78 Corridor, from a partnership of USAA and Trammell Crow Develop- ment . Cushman & Wakefield’s Gerry Blinebury , Adam Campbell , Pat McBride and Leah Balerno handled the sale transaction. According to Blinebury, the region’s favor- able market fundamentals – punctuated by sustained tenant activity, declining va- cancies and high barriers to entry – presented an attrac- tive investment opportunity. “Dermody Properties made a strategic decision to get back into a market where it had been extremely successful in the past,” he said. “The com- pany developed, leased and sold more than 3.8 million s/f within two miles of this project. This track record and Dermody Properties’ resulting familiar- ity with the area provide a real advantage.” Blinebury added that the new ownership will make several enhancements to further improve the property’s positioning. n
