Rachael AT HOME WITH As a Realtor, I spend a lot of time helping people find the perfect place to call home, but there’s something truly special about creating a place for the entire community to enjoy. That’s why I’m beyond excited to share the story of The Hill Family Legacy Playground, a project that is about so much more than slides and swings—it’s about honoring a family’s love and dedication to to their children and Pocomoke City. Bob and Leona Hill were longtime Worcester County residents. After losing both of their children, Christopher and Heather, at young ages, they created The Heather Leigh and Christopher Robbin Hill Foundation to carry on their legacy. Heather, a medical researcher, had a dream of building a Science Oriented Educational playground in her hometown, where children could play, explore, and spark a love for learning. After years of fundraising, community events, and ultimately, the generous estate donation from Bob and Leona, that dream is now a reality. The Playground is fully funded by the foundation and will be a place where children can learn, grow, and create lasting memories for years to come. We’re thrilled to announce that the jungle gym portion of the playground will open on April 2nd, giving kids an exciting space to enjoy right away. Then, on April 16th, we will officially celebrate with a ribbon-cutting ceremony . I hope you’ll join us in celebrating this special moment for Pocomoke City. Let’s play, explore, and dream big—just as Heather envisioned.

Roasted Lamb

Ingredients

4-5lbs boneless leg of lamb 3 tbsp Mediterranean or Greek seasoning 1 tbsp kosher salt 1 tbsp freshly ground black pepper 2 heads garlic sliced in half 2 whole shallots sliced in half 2 14-ounce plain artichoke hearts drained, halved ½ bunch oregano plus more for serving 1 cup dry white wine ¼ cup olive oil

1½ cups mint leaves divided 1 lemon juiced and zested

Instructions Place a rack in the middle of the oven; preheat to 275°. If lamb is tied or trussed, remove any twine or netting and sprinkle the lamb all over with Mediterranean seasoning, kosher salt and pepper. Pat the mixture into the lamb so it adheres. 1. Truss the lamb with the fattier side on top. Using 3–4 pieces of kitchen twine, tie lamb in 2" intervals to close. Place bottom halves of both garlic heads and all the halved shallots, cut side up, in the center of a 13x9" baking dish and set lamb, fat side up, on top of the garlic and shallots. Scatter the remaining garlic cloves around the lamb, along with the artichokes and oregano sprigs. Pour in wine (or stock if you don’t cook with wine) and oil and season vegetables with salt and pepper. Roast lamb and artichokes until a thermometer inserted into the thickest part of lamb registers 135° for medium-rare, 2–2½ hours. 2. Remove the lamb and artichokes from oven and increase temperature to 500°. Once oven temperature is at 500°, slide baking dish back into oven and roast until fat on lamb is golden brown and artichokes are sizzling and starting to crisp around the edges, about 10 minutes. Carefully transfer lamb to a cutting board and let rest for at least 30 minutes 3. Thinly slice lamb and arrange on a platter or serve directly on a cutting board and spoon some of the artichoke mixture and any pan juices over. Scatter the oregano leaves, mint leaves, lemon juice and zest on top. Serve immediately. 4.

HANDY MAN HOW-TO WITH AGENT AARON HOW TO DIY A SUMP PUMP IN A CRAWL SPACE With Spring close at hand and the rain it can bring here on Delmarva, now is the time to think about installing a sump pump under your home. If you have standing water from time to time, or frequently, this will help prevent excess humidity and the associated microbial growth often seen. When areas aren’t well ventilated and can’t dry out quickly this creates the perfect environment for molds and fungi. It can also encourage termites to seek out your home since they need moisture too. A sump pump is an essential tool for preventing water damage in crawl spaces, especially in areas prone to flooding or excess moisture. Installing a sump pump in your crawl space can help keep it dry, protecting your home’s foundation and improving air quality. If you're handy with tools, here’s a guide on how to install a DIY sump pump in your crawl space. MATERIALS NEEDED

Sump Pump Sump Pump Basin PVC Piping Check Valve Gravel

Concrete (optional) Drill with a hole saw bit Tape Measure Shovel Level

STEP-BY-STEP INSTALLATION Plan the Location

Choose a location for your sump pump that is in the lowest part of the crawl space to ensure water naturally flows toward it. Ideally, it should be near an exterior wall for easy water drainage.

Dig the Sump Basin Hole Using a shovel, dig a hole for the sump basin. The hole should be deep enough to fit the basin, leaving around 2-3 inches of space around the edges. The depth of the hole will depend on the size of your sump pump.

Install the Sump Basin Place the sump basin into the hole, ensuring it sits level. If necessary, add gravel around the basin to stabilize it. Make sure the basin's top is slightly below the level of the surrounding soil for proper drainage. Prepare the Discharge Pipe Next, you’ll need to drill a hole in the crawl space wall for the discharge pipe. This will direct the water away from your home. Measure carefully, and use a hole saw bit to drill the hole large enough to fit the PVC pipe. Connect the Sump Pump to the Basin Place the sump pump into the basin and attach it to the PVC piping. Use a check valve to ensure that water only flows out of the basin and doesn’t flow back in when the pump shuts off. Run the discharge pipe from the pump through the hole in the wall. Test the System Once everything is hooked up, test the pump by adding water to the basin. The sump pump should automatically kick on when the water level rises and pump it out of the crawl space. Make sure the discharge pipe directs the water away from your foundation. Seal and Final Touches If needed, use concrete or gravel to seal the area around the pipe, ensuring the water flows efficiently. Double-check that the system works properly, and inspect the crawl space for any other potential water entry points. Installing a sump pump in your crawl space may seem like a challenging task, but with the right tools and a little patience, it’s a manageable DIY project. By keeping your crawl space dry, you’ll protect your home from water damage and improve indoor air quality. Regular maintenance of the pump will ensure it continues to function effectively for years to come.

Selling the home of a loved one who has passed away can be a very emotional process, but The Payne Team took care of me from beginning to end. They made me feel like I was not just another client with a house to sell, but someone to earn their trust and develop a relationship that will last into the future. My realtor, Aaron, was always there with a quick reply and ready to research or explain anything I needed! To my surprise, one of the value-added services The Payne Team offers is their complimentary home staging. They did a fabulous job at transforming each room from my loved one’s living area into a neutral space to help buyers picture themselves in it. I honestly believe the staging helped us get such high interest and multiple offers in just a couple days! I will continue to tell others how amazing this team is! Thank you all! FIVE STAR SERVICE Ryan is nothing short of a ROCKSTAR! He was very personable, easy to talk to, and put my family first! We never once felt rushed to buy a home that did not accommodate our family needs and kept going to showings until our needs were meet!! This is our first time purchasing a home and Ryan sure did make it a great experience. Thank you for everything!
