Whilewe are not out of the woodsyet, the end of 2021 should put us closer to the returnof a "normal" way of life. The million-dollar questionis what is the "new normal" in the Rea l Estatemarket. After nine years of a shrinking housinginventory, the coronavirushas reduced the housing inventory even further. The reduction of available homesis not just a South Florida issue, but throughoutthe country as buyersseek less densepopulationand more outdoor space. South Floridahas becomeespecially popular as buyersescapehigherstate taxes, seek a warmer climate and an easier lifestyle. The SouthFlorida housing market is extremelyunbalanced.At present,the demandfor housingfar exceedsthe availablehomes on the market,producingmultipleoffer s ituationsfor buyers whoare willing to pay over asking prices for properties. Whi le the ove rheatedhousingmarket is a concern,the challengesof the Covid housingshortage have no resemblance to the housingmeltdo wnof 2008 wherespeculativebuyingfrom unqualified investorscaused overbuliding. In the currentmarket,simplesupply side eco nomi csis driving the housingprices higher - namely we have too few homes for the amount of buyers wishingto purchase. So. what is the future of the South Florida housing market? My standard answeris my crystal ball is broken. However, it seemsto me the Coronavirus has changedus all in wayswe haven'teven begunto fully realize yet. Working from home is now not only excepted, but may be expected. Additionally, as individualsspend moretime at home, some will realize their home no longer meets their needs post- Covid. Buyers now imaginemore from their home than ever beforefrom largerkitchens ,home officesand gyms as well as more spaciousoutdoor living.Oncethe Pandemic is over, will these trends remain? Whileall Real Estatecycles mus t come to an end, I believe the overwhelming demandfor South Florida homescontinuesfor some time as buyers re- imagine theimportance of wherethey live - as well as how they live. Remember Northerners fleeing cold winters know that tax savings from Florida State income taxes will offset a majority of their housing costs in South Florida. When you consider all that South Florida has to offer plus free housing, the proposition is extremely compelling. Apparently thousands of buyers have figured this out. Now, we just needplaces to put them.
