Introduction Minnetonka, Minnesota is a name derived from the Dakota Sioux nation meaning “great water” and part of the city includes the eastern tip of Lake Minnetonka, one of the largest lakes in Minnesota. Lake Minnetonka is one of the most popular recreational lakes in Minnesota and for the last couple years this area has had growing demand for new housing. The city of Minnetonka’s goal is “to add 800 housing units to the redeveloping Ridgedale area.” 1
Situation Part of the City of Minnetonka’s new and urgent development goals include the redevelopment of an existing vacant restaurant building and parking lot along Ridgedale Drive. The “Luxe Apartments at Ridgedale” are nearly completed and have been transformed into a luxury apartment property with 77 units with over 16,000 square feet of interior and exterior amenities. Grand opening is set for May 2020, and includes impressive design and construction for residents and conservation and protection of the environment as well. Challenge As part of the new design and development, the site was required to address certain levels of stormwater compliance, as much of the site runoff would flow into an adjacent pond near the apartment site.
