1: Structural integrity

The main structure is constructed out of Kingspan TEK SIPs, which use timber panels from sustainable sources and an insulating foam core. This gives a high strength-to-weight ratio allowing large sections of the building to be fitted at once, speeding up installation time. “Putting up the SIPs was quite a quick process”, Hadfield explains. “It started on day one of the project and provides a low-carbon, energy-efficient system. It’s basically a sandwich panel of two- ply or OSB boards with a polyurethane insulation core and bonded with a Kingspan material”. Nailed together with a gun, the shell of the building took less than two weeks to complete.

2: Breathable membrane

The breathable membrane keeps the shell watertight. The team battened the shell, then added an additional layer of plywood and insect mesh before installing Tata Colorcoat Urban standing seam cladding, first to the roof and then to the walls.

3-4: Turning up the heat Underfloor heating was installed before the screed was applied. Then air-tight tape and additional insulation was used on the inside of the external SIPs. Floor heating was laid down on the suspended beam and block flooring. “It’s a single story, but there are four different split levels,” Hadfield says. “Set on a sloping site, it was tricky to build. There’s literally 5-10mm tolerance at the most, and over such a sprawling split level project it was essential that everything was absolutely spot on.” It took three days to lay the pipe work on top of the plastic, which is on top of the insulation, which is on top of another

layer of damp proof membrane, on top of the beam and block floor. The screed took two days. Then all the pipework was encased in the Retanol Xtreme screed. The heat pump and mechanical ventilation heat recovery system were installed later when the triple-glazed curtain walling and windows were installed to maximise thermal performance.
