ANOVER, PA — The 132,056 s/f industrial facility at 433 Ridge

The new owners plan to repurpose the property into either a single-family or multi- family investment, contrib- uting to the area’s ongoing residential growth. The transaction was handled by NAI CIR with Sgagias and Amber Corbo , representing the seller, and Daniel J. Alder- man , representing the buyer. The 102,000 s/f office build - ing located at 4401 Deer Path Rd. in Harrisburg has been sold to the Susquehanna Township School District. Sit- uated within the Northwoods Crossing office center along Linglestown Rd., the property offers excellent accessibility to key transportation routes, including I-81. The School District plans to repurpose the facility to house 500 learners and eliminate 10 of its 20 trailer classrooms, providing a temporary but much-needed solution to al- leviate overcrowding across its schools. In addition to serving as classroom space, the build- ing will support administra- tive operations and future district growth. Long-term, the District in- tends to use the facility to launch specialized program- ming—most notably, the de- velopment of a comprehensive cyber academy—which will provide alternative learning opportunities for students and generate much-needed rev- enue to support the District’s educational mission. This marks the second office building within Northwoods Crossing to be sold by NAI CIR in the past six months. Nik Sgagias, Robin Zellers, and Bryan Donovan , of NAI CIR, represented the seller. Chris Wilsbach , also of NAI CIR, represented the buyer. 267–269 E. Market St. in York has been sold to Crocker Run LLC. The building sits on 0.11 acres within York’s historic arts corridor with access to I-81 and I-83. The fully leased, five-unit invest - ment property features one commercial suite and four two-bedroom apartments.
