Type of project: Corporate Renovation Brown Schults Sheridan & Fritz, a 35 year old Mid-Atlantic region accounting and advisory firm, revisited their branding and changed their name to Brown Plus in January 2024. A Master Plan for their corporate headquarters was created for phased construction to enhance the overall working environment, while creating cohesive and contemporary workspaces that support the new branding. Natural light was introduced into the buildings dark interior core. The dynamic new spaces include a kitchenette, a modern boardroom, and a reimagined entrance and lobby that blend functionality with contemporary design. Versatile spaces were designed that balances comfort and sophistication for employees to collaborate with each other and their valued clients. Prism Capital Partners 385 Rifle Camp Road Woodland Park, NJ The LARGEST MULTIFAMILY ACQUISITION of 2024

DIGroup Architecture’s restoration of the Long Branch Free Public Library showcases architectural ingenuity in revitalizing a historic landmark in the community. Through strategic architectural interventions, DIG modernized the space while maintaining its historic integrity through interior reconfigurations that improve daylighting, accessibility and functionality. Material selection and detailing were executed to honor the original Carnegie-era aesthetic while enhancing durability and sustainability. The firm re-envisioned the children’s library to offer a new teen library, complete with technology access for after- school services. Blending architectural preservation with purposeful modernization, this project reinforces DIG’s commitment to design spaces fostering connection, equity and long-term community impact. Prism Capital Partners Wonder Lofts Hoboken, NJ The BEST EARLY 20TH CENTURY REPURPOSING SPECIALIST of 2024

Under the stewardship of Principal Partners Eugene Diaz and Edwin Cohen, Prism Capital Partners has established its expertise in the adaptive reuse and repurposing of early 20th century buildings. The firm’s award-winning industrial-to-multifamily adaptive reuse projects include Wonder Lofts, the adaptive reuse of the former Wonder Bread bakery in Hoboken, which achieved full sell-out of its 83 luxury condominiums at record-setting prices in 2024 (the property also includes six affordable-housing rental units); Edison Lofts, the transformation of the historic Thomas Edison Invention Factory in West Orange into 334 rental apartments; and Parkway Lofts, Prism’s 361-apartment redevelopment of a six-story warehouse building in Bloomfield, originally built in 1915 by The General Electric Co. Each project is multi-award-winning and recognized as a trailblazing smart-growth transformation. Prism’s distinctive approach to adaptive reuse centers on the understanding that each transaction and property situation brings its own challenges and sophisticated requirements. In the case of renovating 100+ year old buildings, the hurdles can be exponential. Brokers: JLL’s Jose Cruz, Jeremy Neuer and Ryan Robertson Prism acquired this former corporate campus in Woodland Park in a strategic redevelopment play, drawn by its in-place zoning approval for up to 400 multifamily units with a 20% affordable housing set-aside. At a time when New Jersey is facing a severe housing shortage, Prism was attracted by the opportunity to repurpose the property for a new best-and-highest use. The site’s next chapter ultimately will provide a significant number of new residences, including a generous affordable housing component. The property offers sweeping views all the way to the Manhattan skyline; convenient access; and proximity to schools, shopping and recreation.
