Meal Plan : Try to clear out your fridge and pantry over the next six weeks! Research and choose a moving company , If desired. Gather supplies: You’ll need moving boxes, packing tape, etc.
5 Weeks out
Declutter: Gather and donate anything you don’t want to take with you, or begin listing it on Craigslist now.
4 Weeks out
Schedule your moving company. or reserve a moving truck. Start packing! Pack nonessentials (decor, off-season closing, books, etc.) now, and save the rest for later. Come up with a system for labeling your boxes. It doesn’t matter what you do (numbers, room names, etc.) just be consistent! Change of address: Make a list of everywhere you’ll need to do it.
3 Weeks out
Change of utilities: Contact companies and schedule the transfer of services. Arrange for childcare and/or pet care for moving day, if necessary.
2 Weeks out
Pack everything except for the essentials in your home. Begin deep cleaning as you pack. Complete change of address forms.

Grilled Lemon Herb Chicken Avocado Orzo Salad
Dressing
Salad 3/4 pound skinless chicken tenders 1 bell pepper, quartered 1 pound dry orzo pasta 1 cup cubed cheddar cheese 1/4 cup crumbled blue cheese (optional)
1/3 cup extra virgin olive oil 3 tablespoons honey 3 tablespoons grainy dijon mustard juice of 1 lemon 2 tablespoons white balsamic vinegar 1/2 cup chopped (rosemary, oregano, basil) 1 small shallot, grated 2 cloves garlic grated kosher salt, black pepper, red pepper flakes
2 cups shredded red leaf lettuce 1 cup cherry tomatoes, halved 6 slices cooked bacon, crumbled 1 avocado, sliced
Instructions
1. To make the dressing. Combine all ingredients in a glass jar and whisk until smooth. Taste and adjust the salt and pepper.
2. In a large bowl, toss the chicken with 1/3 of the dressing. Let sit 10 minutes. Set your grill, grill pan, or skillet to medium-high heat. Grill the chicken until lightly charred and cooked through, turning halfway through cooking, about 10 to 12 minutes. During the same time, grill the bell pepper, until lightly charred, then chop. 3. Bring a large pot of salted water to a boil. Boil the orzo to al dente, according to package directions. Drain. Add the hot orzo, cheddar cheese, blue cheese, and 1/3 of the dressing, toss to combine. Add the chicken, grilled peppers, lettuce, tomatoes, and bacon, tossing to combine.
4. Top the pasta with avocado. Season with freshly cracked pepper and salt. Serve warm or cold.

When deciding whether to sell your home, your personal situation should take center stage. Market conditions are only part of the picture, and they’re not even the most important. What does that mean for you? It means you should only sell your house if the market and your individual situation line up. In other words, you’ll want to make sure you’re emotionally and financially prepared before pulling the trigger. We’ll discuss exactly what that looks like in the next section. If you are wondering about the housing market, the key stat for sellers to keep in mind is inventory. Just like anything else that gets bought and sold, housing prices in the U.S. (or anywhere else) depend on supply and demand. And when supply is low and demand is high, prices go up. That’s exactly where the housing market is right now. While inventory is growing across the U.S., it’s not happening fast enough to keep up with increasing demand—which means home prices will continue rising. For reference, there were 4.9% more homes up for sale across the country in December 2023 than the year before, but the total was still lower than the pre-COVID average from 2017–2019.
What is equity, you ask? It’s simply the amount you have left to pay on your mortgage subtracted from the market value of your home. The difference is your home equity. Easy math! WHEN TO SELL YOUR HOME You’ve got equity on your side.
How much equity should you have before you sell your house? At the very least, you want to have enough equity to pay off your current mortgage, plus enough left over to make a 20% down payment on your next home so you can avoid paying private mortgage insurance (PMI). If you can make enough profit to also cover closing costs, moving expenses, or a larger down payment, then that’s even better! You definitely don’t want to sell your home when you have negative equity, and breaking even on a home sale isn’t a whole lot better. If you’re in either situation, you shouldn’t sell your house unless you’re trying to avoid bankruptcy or foreclosure. It’ll improve your financial situation As long as selling your house won’t hurt your financial situation, you’re probably in a good spot to sell. But wouldn’t it be nice if selling your house actually improved your financial situation? For lots of folks, improving their financial situation is the entire reason they sell their house. A popular way to make that happen is downsizing. Imagine you own a larger home worth $485,000 and you have $200,000 worth of equity. If you downsized by selling that house and buying a smaller one for $300,000, you’d likely cut your monthly payment in half. You’d also be nearly $200,000 closer to paying off your home and being completely debt-free. Sounds exciting, huh?
You have a new place to live. Other times, people get so intense about paying off their consumer debt—things like credit cards, student loans and car payments—that they sell their house to make it happen. They use their equity to pay off all their debt, and they rent while saving up a down payment to buy another house. There are lots of ways selling your home can improve your financial situation, and that’s a great reason to sell. But if selling your house would make your financial situation worse—either by sinking you further into debt or drastically increasing your payments—stay put. Keep this in mind too: With interest rates getting crazy high over the last couple of years, buying a new house and getting a new mortgage will likely stick you with a higher interest rate—potentially twice as high. Even if you’re downsizing, double-check that your budget can absorb that extra blow. Before packing your bags and heading out the door of your house, you should make sure you have a new place to live. But here’s the deal: You shouldn’t buy a new house before selling the one you currently live in. If it takes longer than you expect for your current home to sell, doubling up on mortgage payments will make your budget way too tight. Plus, qualifying for a new mortgage could be tricky when you’ve already got one outstanding. Luckily, there are plenty of great options to bridge the gap when you’re buying and selling at the same time, so you don’t wind up with two house payments at once. You could rent on a short-term lease, or you could move in with family for a little bit. Other options include a rent-back agreement (you give whoever buys your home a discount so you can live in it a little longer) and a contract contingency (you make the purchase of your new home contingent on the sale of your old one).
You can afford the more. Moving ain’t free, folks! (Unless you’re moving across the street, in which case you and some friends can probably handle everything with some elbow grease and a dolly.) But seriously, there are usually several costs involved with moving. For example, you’ll have to pay for transportation from your current address to your new one—whether that means buying gas or a plane ticket. You also may want to hire a moving and storage service, so you don’t have to shove all your stuff into the back of a minivan (bad idea). On top of moving costs, it wouldn’t be a bad idea to put a little bit of cash toward staging your home—a great way to make it sell faster and for more money. You’ll be able to do most of the home-staging work by yourself, but you may need to buy some materials. You’re emotionally ready to sell. Just because the numbers say you should sell your house doesn’t mean it’s the best time to actually do it. Don’t forget—selling your home is an emotional issue too. Before you plant that For Sale sign in the front yard, take a minute to ask yourself these questions to make sure you’re emotionally ready to sell: Am I ready to put in the work to get my home ready for house hunters? Am I committed to keeping it ready to show for possibly weeks or months? Am I ready for difficult negotiations over what buyers are willing to pay for my home? Am I ready to move out and leave the place where my family has made memories? Don’t get us wrong—we’re not trying to talk you out of selling your home! We just want you to be completely ready when you do decide to move on to the next stage of your family’s life. One more thing: If you’ve recently lost a loved one, remember it’s wise to give yourself some time—at least six months—before you decide if you should sell your house. The house will still be there, and you’ll be able to make a better decision from a clearer mental space.
The market works in your favor
No one can predict how the housing market will perform with 100% accuracy, but you can get a good idea of what you might experience when selling your home. We took a look at the national real estate market earlier, but the real estate trends in your local area could be a little different than the rest of the country. A good real estate agent will be able to help you understand all of that, especially if you ask the right questions. For example, you can ask a real estate agent if the number of homes for sale in your area has been going up or down in the past month or so. If supply is decreasing, competition among buyers might be higher when your home goes on the market—that means you can probably sell your house for more money and have plenty of offers to choose from. On the flip side, if housing supply is increasing, you could be the one competing for buyers’ attention.
But remember: The market is only part of the equation when deciding whether to sell, and it’s not the most important part.

Materials used: * 1/4" hardware cloth 2'x25' * 2 - sheets of 1/4" plywood * 4- 8 foot 1"x3" (You could use 2x4) * 8 - wingnuts * 8 - 5" bolts (1/4")
Tools used: * Jigsaw * Compound miter saw * Drill * Staple gun * measuring tape * speed square
* 16 - washers * 16 - 1/4" nuts * 2 latches * 4 hinges * a box of screws
Step 1: Build the Box Simply cut your 2x3' boards down to fit the dimensions of your box and add extra support in the corners. Next cut out your floor to fit in the frame. Before adding your side pieces, set the box on its sides and lay the hardware cloth across the side and staple it into place. These instructions use the hardware cloth on 2 sides and the other 2 sides are plywood.
Step 2: Add the Legs Before adding the top, make the legs and drill some holes for where they will attach to the box. To determine the legnth of the legs, figure out how high you want your brooder to sit so that you can comfortable reach across at least to the middle for cleaning. Attach the legs by screwing them in place with hte wing nuts. Step 3: Add the Top
For the top, Cut out a 4x3' section of plywood. Net cit our a 3' strip across the center. Screw that strip down to your center support, making sure to leave room for the hinges. Finally youll need something to mount the latches on to the lid. Screw in the latch to a strip of 2x3 across the front of each lid and into the side od the brooder. Add a padlock for extra security.
Step 3: Happy Chicks Once you’re done, add a nice layer of bedding along with your feeder and waterer, and of course the chicks!!

To Instantly Boost Curb Appeal 5 TIPS Whether you are ready to sell your home or not, curb appeal matters. I am always amazed at what a few hours of hard work (sometimes not even that hard) can do to the appearance of my home. Even just for your own personal satisfaction, it’s a great feeling to pull into the driveway and admire how your house looks. And when I’m on a listing appointment with a prospective seller, I pay attention to what emotions and thoughts immediately pop into my head when I approach the property. Great news though, with a little bit of elbow grease you can make a huge impact on the appearance of your home, which translates to more dollars if you’re selling or, if not, just more enjoyment. Prune back those bushes and shrubs Cutting back the overgrown bushes and shrubs around your home makes an instant impact. For one, people can now actually see your home again, but trimmed landscaping looks neat and tidy, which makes people feel at ease and at peace. It shows visitors that the home is maintained. Like many topics on this list, overgrowth makes people wonder what else isn’t being maintained. And there is a practical maintenance aspect too as bushes shouldn’t be in contact with your home’s exterior. So get out those shears or electric trimmer and give your home a haircut. Power washing works miracles Now this one might cost a little more if you need to hire a power washing contractor, but you’ll be amazed at what water can do at 3,000 pounds per square inch of pressure. Dirt and mildew on siding is the most common target for those high pressure jets, but others areas can be transformed too. Patios, sidewalks and other concrete surfaces are often forgotten, but you’ll be shocked at the difference after they return to their original color and condition. The same goes for decks and other weathered wood surfaces. A licensed contractor should know, but if you are doing it yourself, make sure you check that the material or object you power wash won’t be damaged by the high pressure.
Spruce up those garden beds Weeding…I couldn’t talk about curb appeal and deny you the joy of weeding. Yes, everyone hates it, but no one can deny the effect it has to refresh any outdoor space. Get those weeds out and lay down a fresh layer of cover whether mulch, stone or whatever you prefer. If it’s the right season, add some color. The vivid pop of color that cheap annuals can offer for the season is worth it many, many times over. The satisfaction from those flowers will be your reward for the misery endured prepping the beds. Screens work better without those big holes I have no idea how so many screens get holes in them. It’s rare for me to tour a house and not see several of them in windows around a home. Regardless of how they happen, it’s a great idea to fix them. And it’s not hard. You’ll need a screen repair kit, including the spline and a special spline tool (usually less than 10 bucks). The spline is a cord that holds the screen onto the frame by pushing the screen into a channel that runs around the perimeter of the frame and holding it there. The tool is designed specifically to push the spline into the channel. Once you get the hang of it, you’ll be replacing screens in no time. So for some time, effort and a little money, you can transform the look of your home. It will look cleaner, well maintained and more inviting. For those considering selling, I’m convinced it gives one of the highest returns on investment of just about anything you can do.
