Ardmac Interiors recently completed a high- specification renovation project at Grand Canal Plaza, Dublin, delivering a premium fit-out spanning 1,300 sq. metres across two floors, with Ardmac acting as the Main Contractor and Project Supervisor Construction Stage (PSCS). Scope of Works The project involved a comprehensive CAT B fit-out of an existing CAT A space, incorporating: • New office spaces, meeting rooms, and breakout areas. • Kitchen and tea station installations. • A dedicated communications room. • Structural modifications to accommodate new mechanical and electrical (M&E) installations. • Erection of new stud and glazed partition walls • Installation of new doors, screens, and bespoke furniture solutions.
Mechanical & Electrical Works The mechanical scope of work encompassed: • Installation of new water services. • Heating and cooling system modifications. • New ventilation services and BMS control integration. • Soils and waste installations. • Full system commissioning and certification.
Project Challenges & Delivery Completed within an accelerated 11-week programme, the project presented key logistical and operational challenges, including: • Operating within a multi-tenant environment with ongoing construction activities. • Managing access constraints and noise regulations in a live commercial setting. • Coordinating deliveries and work schedules in a high-footfall area. Through meticulous planning, stringent site coordination, and proactive stakeholder engagement, Ardmac successfully mitigated these challenges, ensuring minimal disruption to neighbouring businesses and residents. The Grand Canal Plaza renovation was delivered on time and within budget, providing a high-quality, modern, and functional workspace that met all client requirements and industry standards.
