The LEED Gold- certified facility integrates a transcritical CO₂ refrigeration system, glycol underfloor warming loops, and a structurally reinforced slab engineered for diverse racking loads. Flexible demising allows for future tenant adaptability without major structural intervention. Coordination across structural, mechanical, and fire protection disciplines was critical, particularly in implementing a QUELL fire suppression system through an innovative easement agreement in lieu of a traditional firewall. The current phase includes Building 1, a 340,000 s/f cross-dock distribution facility with 40-foot clear heights and integrated office space; Building 2, a 247,000 s/f warehouse; and Building 3, a 1,048,965 s/f speculative cross-dock distribution center, expanding the site’s logistics capacity and reinforcing Port 460’s role as a major regional hub. The development also includes infrastructure improvements across 240 acres, including mass grading, roadway construction, utility installation, and traffic signalization to support long-term growth.
Size: 136,495 SF / 1.05 Acres of IOS, 36-Acre Site Rockefeller Group Logistics Center BWI is a 136,495 s/f distribution center with 1.05 acres of industrial outdoor storage (IOS) at 1305 Furnace Rd. in Linthicum Heights, MD. The project has been completed and is officially available for lease or sale. The project includes 36’ clear heights, 147 car parking spaces (with an additional 129 car parking spaces in the IOS pad possible), 33 dock doors with two additional drive-in doors and 4,000 amps of power capacity. The project was a collaboration between Rockefeller Group as the owner/developer and FCL as general contractor, MGMA as architect, and MRA as the civil engineer.
