Size: 90,000 SF Hackensack Meridian Health & Wellness Center at Clifton opened at ON3 – Prism Capital Partners’ award- winning mixed-use redevelopment – in 2025. Prism Construction Management developed the 90,000 s/f, four-story facility. Designed by Gensler to provide an end-to-end hospitality-driven patient experience, it features a distinctive glass curtain wall façade, double height entry and daylight-enriched spaces. The attached parking structure provides convenience and ample space for occupants and visitors. As generational demand for healthcare grows, the Health & Wellness Center expands local healthcare access, providing patients with a robust suite of services (from urgent care to specialty practices) to support every type of health journey.
Size: 406,264 SF Blue Star Shopping Center is a 406,264 s/f retail destination in Watchung, New Jersey, strengthened in 2025 through continued reinvestment and transformative leasing momentum. In 2025, a new ShopRite store opened, reinforcing the center’s grocery anchor and customer draw. Building on that milestone, the project is reconsolidating ShopRite’s former space to deliver new, traffic-driving retail, including Burlington and a new Marshalls store. Additional 2025 deals further enhanced the mix with Planet Fitness, Five Below, Honeygrow, KidStrong, Taco Bell and more—expanding the center’s daily-needs, value, fitness, and dining offerings. Momentum continues into 2026 with Raising Cane’s Chicken Fingers planned to open.

The Pearl at Station Bay is a standout on South Amboy’s revitalized waterfront. It delivers premium residences and 26,000 s/f of elevated amenities in a boutique, resort-style setting. Located close to both commuter ferry and train service, The Pearl offers easy access to NYC, as well as downtown South Amboy’s shops and restaurants. It is part of a $500 million initiative to transform South Amboy’s shoreline into a vibrant, transit-connected neighborhood.
Crow Holdings Development (CHD) delivered this new, LEED-certified warehouse at 1804 River Road in late 2025. Crow Holdings at 6A – which offers every Class A design feature – is proximate to the New Jersey and Pennsylvania turnpikes, as well as air and sea transit. Located just 25 miles to Philadelphia and 70 miles to New York City, the property is well-suited for a variety of uses, from wide-scale to last-mile distribution. GMB North America, a subsidiary of global auto parts manufacturer GMB, leased 156,000 s/f ahead of the project’s completion. The building still offers 138,000 s/f available for immediate occupancy.
Delivered as the first speculative cold storage facility developed in NJ, 907 Pleasant Valley Ave. represents a milestone in industrial development. The 215,766 s/f, LEED Gold-certified asset was strategically designed for adaptability, incorporating flexible demising and a structurally engineered slab to accommodate multiple racking configurations and evolving tenant requirements. A transcritical CO₂ refrigeration system and glycol under - floor warming loops enhance efficiency and environmental performance. An innovative easement agreement enabled installation of a QUELL fire suppression system in lieu of a traditional firewall. Located near the Port of Philadelphia, the project reflects disciplined execution within a specialized, capital-intensive asset class.
