Size: 83 Acres Type of Project: Mixed-Use Development McKim & Creed served as civil engineer of record for Delle Donne & Associates, leading all aspects of site planning, civil design, environmental permitting, surveying, and traffic engineering. The firm developed land development plans, stormwater management systems, and grading design for multiple project phases, including the new 12-story office tower, retail spaces, residential zones, and supporting roadways and utilities. The engineering team coordinated with state and county agencies, ensuring compliance with DNREC stormwater regulations while maintaining the project’s urban vision. 907 Pleasant Valley Ave. showcases engineering precision within a 215,766 s/f, multi-temperature cold storage environment. The facility integrates a transcritical CO₂ refrigeration system and glycol underfloor warming loops to ensure stable temperature control and optimized energy performance across variable compartments. Structural systems were engineered to support high-capacity racking loads while maintaining long-term flexibility through strategic demising capabilities. A coordinated design solution allowed installation of a QUELL fire suppression system in lieu of a traditional firewall, improving constructability and operational efficiency. Delivered in collaboration with Greek Design|Build, the project reflects advanced industrial engineering and sustainable system integration.

This warehouse building consisted of a total of 75,900 sf. Our services included heating and ventilation in the Warehouse space only, and HVAC in the office space along with the fit out of the office space MEP’s. Solenis is a manufacturer and supplier of specialty chemicals, primarily serving water intensive industries such as pulp and paper, oil and gas, chemical processing, mining, biorefining, power generation, and municipal water treatment. Research and Development of a broad portfolio of water treatment chemistries, process aids, functional additives, cleaners, disinfectants, and advanced monitoring and control systems used to improve opera-
tional efficiency, product quality, asset protection, and environmental performance. Commercial buildings—office towers, mixed use properties, data centers, hospitals, hotels, and high end residential complexes—depend heavily on water based mechanical systems such as cooling towers, boilers, chilled water loops, and wastewater systems. Solenis specializes in water treatment chemistries, monitoring technologies, and operational services that directly support the performance, longevity, and sustainability of these systems. As part of the broader redevelopment at Chestnut Run Innovation and Science Park (CRISP), this project involved a complete exterior and interior renovation of Building 713. The project entailed approximately 100,000 s/f including approximately 30,000 s/f of office space, 62,000 s/f dedicated to research and development laboratory space, and 8,000 s/f for a pilot plant. The building includes 10 distinct laboratory spaces, offices, conference rooms, training facilities, and a stand-alone pilot plant. IMC delivered the Pilot Plant through a Design-Build approach, while simultaneously executing the renovation work within the main research and development facility through a more typical Design-Bid-Build approach.
Type of mixed-use: Office and R&D, Education, Residential, Retail, Hospitality, and Wellness Size: 116 Acres ON3 continued its evolution as a world-class, mixed-use destination in 2025. This included securing three key redevelopment plan approvals from the City of Clifton and Township of Nutley, paving the way for the construction of up to 1,074 multi - family units, approximately 90,000 s/f of additional retail space, a 150,000 s/f R&D facility, and an 11-acre parcel slated for a major data center or other permitted use. The opening of the Hackensack Meridian Health & Wellness Center at Clifton and three retail leases further illustrate the ongoing momentum at the 116-acre site of the former Hoffmann-La Roche North American headquarters.
