Hankin Group Keva Flats Exton, PA
Walters Cornerstone at Lacey III Lacey, NJ
LEED Gold Hankin Group delivered the 6th LEED Gold certified building in the Keva Flats multifamily community located in Exton, PA. As part of this development, Hankin also undertook a major floodplain restoration project that brought a stream back to its original condition which re-established natural habitats and improved biodiversity that hadn’t existed for decades. A 7th multifamily building is expected to begin construction in 2026 and will also pursue LEED Gold certification.
LEED Gold Size: 215,766 SF
LEED Gold Size: 8.0 Acres
907 Pleasant Valley Ave. is a LEED Gold-certified, multi-temperature cold storage facility designed to elevate environmental performance in a traditionally energy-intensive asset class. The building incorporates a transcritical CO₂ refrigeration system that significantly reduces environmental impact compared to conventional refrigerants, along with glycol underfloor warming loops that improve thermal efficiency and operational stability. Flexible demising and an engineered slab extend the building’s useful life, minimizing future structural modifications. An innovative easement agreement enabled a QUELL fire suppression system in lieu of a traditional firewall. Strategically located near the Port of Philadelphia, the facility demonstrates measurable, forward-thinking sustainability in industrial design.
Cornerstone at Lacey III is the final phase of a sustainable, income-restricted multifamily community developed by Walters. It consists of 70 units in seven buildings and demonstrates measurable environmental and social benefits. Designed and constructed to achieve LEED and ENERGY STAR certification, it meets stringent criteria for energy performance, air quality, water efficiency, and reduced environmental impact, creating healthier living environments and lower long-term costs. It features a high-performance building envelope and a high-efficiency heating, cooling, and ventilation system. By combining sustainability and affordability, the project expands housing opportunities and stands as a benchmark for future affordable housing development.
Prism Capital Partners ON3 Campus Clifton and Nutley, NJ The BEST SPECIAL PURPOSE PROJECT of 2025
DIGroup Architecture Long Branch Free Public Library Long Branch, NJ The BEST PUBLIC BUILDING of 2025
Type of mixed-use: Office and R&D, Education, Residential, Retail, Hospitality, and Wellness Size: 116 Acres Prism Capital Partners secured three key redevelopment plan approvals – years in the making – from the City of Clifton and Township of Nutley for its mixed-use ON3 campus. Together, the milestones pave the way for the construction of up to 1,074 multifamily units, approximately 90,000 s/f of additional retail space, a 150,000 s/f R&D facility, and an 11-acre parcel slated for a major data center or other permit - ted use. ON3 already includes 1.55 million s/f of fully occupied office, educational, healthcare, R&D/lab and retail space. This “approval trifecta” was a major step forward to complete the vision plan for ON3, moving Prism past some major hurdles and toward the creation of a true live/work/play ecosystem. The approvals are wins all around – for the campus’ evolution, ON3’s in-place tenants, future tenants, future residents and both host municipalities. Location and lifestyle are at the center of what ON3 has already become, and with new and expanded uses on the way, this award- winning campus is positioned to set even higher benchmarks for redevelopment and its value potential for New Jersey.
Size: 22,500 SF As a vital public building, DIG transformed the Long Branch Library (“Carnegie by the Sea”) into a modern learning and community resource hub. As NJ’s last Carnegie- funded library, this ambitious renovation honored the building’s 1916 heritage by restoring original clerestory windows and millwork. DIG recast the local history room, circulation hub, and children’s areas, adding custom historical displays and tech-forward study pods. Blending modern upgrades with aquatic-themed graphics, DIG created a vibrant, inclusive environment. This project balances 21st-century infrastructure with historic transformation, ensuring this legacy building remains a vital, accessible anchor for the Long Branch community.
