Representing SOCOTEC’s first office in Northern Ireland, the strategic acquisition enhances its capabilities in the infrastructure field, overall offering and presence in the island of Ireland. NEW £3M BANBRIDGE HEADQUARTERS UNVEILED BY GLASGIVEN CONTRACTS

Glasgiven Contracts Ltd has invested £3m in new Banbridge headquarters as it marks 40 years of excellence in construction across the island of Ireland. The new, purpose-built site will strengthen Glasgiven’s link to its regional office in Clonee, Dublin, while better positioning the company along the Dublin-Belfast economic corridor as it continues to grow its client base across the island of Ireland and strengthen its multi-disciplinary team. An official launch event was held for the new headquarters on September 11, attended by industry partners, clients, suppliers, current and former staff and

key dignitaries. Established in 1985 by its founding directors Liam Murphy and the late William Smith, the company name reflects the hometowns of each founder, Glasdrumman and Dungiven. The company is now led by three new directors, including Managing Director Cormac Murphy alongside Colm Rodgers and Vincent Small. Ireland’s largest construction and civil engineering company, John Sisk & Son, has reached agreement to acquire Farrans Construction from the building materials provider CRH.

UK and Ireland growth investor BGF has successfully exited its investment in Northern Ireland residential developer Braidwater Group, following the company’s decision to buy back equity after a decade of sustained growth. Representing its first deal in Northern Ireland back in 2015, BGF is now the most active growth capital investor in the region with support exceeding £100m.

Derry-based Braidwater has transformed from a small-scale construction business into one of Northern Ireland’s leading housebuilders, with turnover growing from £4m in 2015 to £45m in 2024. Since 2015, BGF has provided two follow-on investments, enabling the family-owned business to scale operations and pursue strategic expansion. The company now operates across the region, with notable developments such as Beech Hill on the Glenshane Road in Derry and Castle Hill on the Ballygowan Road in Belfast. The acquisition is the latest in an ongoing multi-million-pound programme to enhance innovation, operational efficiency and sustainability in construction. APC will manufacture multiwall and corrugated polycarbonate roofing sheets for use in a wide range of sectors across the USA and is scheduled to commence production later this year. With export trade accounting for more than 50% of Brett Martin’s sales, the new manufacturing facility aims to further grow international sales by expanding reach into the US market.

CO ANTRIM CONTRACTOR ACHIEVES COVETED B CORP CERTIFICATION

Ballymena-based Clarke has become the first specialist contractor in the Northern Ireland construction sector to achieve B Corp Certification for responsible business. B Corps are companies verified by nonprofit network B Lab as meeting the highest standards of social and environmental performance, transparency and accountability. To become certified, companies must go

through a rigorous assessment process, which assesses a company’s sustainability strategy and approach to governance, workforce, customers and community. There are currently over 9,500 B Corps globally, but only 67 certified B Corps in Ireland and 16 in Northern Ireland. Clarke is the only UK façade specialist contractor to hold the accreditation. JCT design & build contracts: Insurance of existing structures

JCT Insurance Option C requires the employer to maintain a joint names policy for existing structures. However, for an employer who is a tenant of a multiple occupancy building, the landlord usually insures the existing structures with the premium recovered from the tenants of the building through the service charge. There is no standard form C.1 replacement schedule. In some circumstances, the employer’s landlord may agree to include the contractor as a joint name on its insurance policy for the existing structures, but this is rare. Instead, most C.1 replacement schedules ask the contractor to cover all or part of the risk in respect of the existing structures through the public liability insurance, which the contractor is required to maintain under clause 6.4 of the JCT DB. This is fine for

smaller existing structures but, potentially, the overall value of the existing structures plus the contents could exceed the contractor’s public liability insurance. In these circumstances it is usual to ask for the contractor’s public liability insurance to respond up to an agreed level and the landlord’s insurance to respond over that amount. The contractor will also need the C.1 replacement schedule to include an indemnity from the employer in respect of any excess claims. If the contractor is not a joint name to the existing structure’s insurance policy, the landlord’s insurer will have a right of subrogation against the contractor, allowing the insurer to step into the shoes of the landlord and bring a claim against the contractor for amounts it has paid out over the contractor’s public liability insurance.

Northern Ireland-headquartered contractor Henry Brothers Construction has handed over a new workspace development in Leicester created from a cluster of heritage buildings. Now named Canopy, the conversion at the former Pilot House site on King Street is due to open in autumn 2025, with nine of 25 available workspaces for creative businesses already let. Leicester City Council led the £13.3m project to transform a cluster of council- owned former factory buildings into a new development offering 40,000sqft of high-quality accommodation for creative businesses in the heart of the city centre. Henry Brothers has, meanwhile, secured a contract to build the new Broad Marsh Community Diagnostic Centre in Nottingham, with enabling work commenced in July. The contractor has also received the prestigious RoSPA Gold Medal Award, recognising dedication to health & safety, for a ninth consecutive year. GILBERT-ASH POSTS STRONG PROFITS AND INCREASE IN TURNOVER

Leading construction and fit-out company Gilbert-Ash has reported a strong increase in profits to almost £7m and growth in turnover to more than £268m. Profit before tax totalled more than £6.8m in 2024, up from £1.5m in 2023 as a strong pipeline of work maintained the company’s robust financial position. London projects completed in 2024 include the £24m Loveday Dementia Care Facility in Belgravia and 369-bedroom, £38m Premier Inn Paddington. Gilbert-Ash delivered a £29m CAT A office refurbishment at Great Bridgewater Street in Manchester

and a £24m performing arts centre at Brighton College. The contractor was also shortlisted for the Stirling Prize for the largest refurbishment in the history of the National Portrait Gallery in London. GRAHAM TO DELIVER £110M REGENERATION OF FORMER BODDINGTONS BREWERY

Clarion Housing Group development arm Latimer has appointed GRAHAM as main contractor to transform the former Boddingtons Brewery site on Great Ducie Street in central Manchester. The £110m regeneration project will see GRAHAM deliver 505 new mixed-tenure homes on a 1.25-acre brownfield site, 60% of which will be affordable housing. Construction began this summer, with completion expected in Autumn 2028. A major milestone was recently

achieved, with the project among the first new-build schemes in the UK to secure Gateway 2 approval under the Building Safety Act. GRAHAM’s Dyecoats development in Leeds also received Gateway 2 approval this year. Meanwhile, GRAHAM’s Interior Fit-Out division has been appointed as main contractor for a significant refurbishment project at London Business School. GRAHAM will refurbish six upper floors to provide open-plan office space alongside a vibrant ground floor amenity area with a new reception, lounge, dining and meeting spaces. FEDERATION OF MASTER BUILDERS REGIONAL DIRECTOR GAVIN MCGUIRE REFLECTS ON THE LATEST STATE OF TRADE SURVEY FOR CONSTRUCTION IN NORTHERN IRELAND… Construction recovery picks up with workloads, enquiries and employment all rising

Observing the construction industry in Northern Ireland for over 30 years has always inspired me, with the resilience of its people to keep building despite many social and economic challenges. It’s an industry which sits right at the heart of local communities, delivering jobs, economic growth and fantastic projects which enhance our society. According to the latest State of Trade Survey, carried out by the Federation of Master Builders (FMB) and the Chartered Institute of Building (CIOB), green shoots of optimism are there. Northern Ireland’s construction sector is showing strong signs of recovery in the first half of 2025, with workloads, enquiries and employment all rising: • Workloads grew by a net balance of +36% in the first half of 2025, with private house building, along with repair, maintenance and improvement (+55%) leading the way. • Enquiries surged even further, with a net balance of +64%, showing strong demand for new work. • Employment followed suit, with 64% of firms increasing their workforce. Despite these strong positive signs, the familiar challenges around skills shortages and rising costs are threatening to slow progress. A SHORTAGE OF SKILLS IS HOLDING PROJECTS BACK • 77% of builders said a lack of skilled tradespeople affected their work, leading to delays (50%) and cancellations (39%). COSTS ARE CLIMBING - AND SET TO RISE FURTHER • 66% of firms have increased the prices they charge, while 64% report rising wages and 61% face higher material costs.

OUTLOOK POSITIVE, BUT FRAGILE Despite these challenges, 73% of Northern Irish firms are positive about the next two quarters, the most upbeat of any UK region. It’s always encouraging to hear positive feedback from the industry, and the latest State of Trade Survey gives us reason

to be optimistic. In Northern Ireland, workloads have risen and enquiries are up, which are some of the strongest figures we’ve seen in years. These are signs of recovery, particularly in the repair and maintenance market, and we’ll be watching closely to see if this momentum continues through the rest of 2025. Challenges remain in recruiting the right skilled people and in improving a crumbling water infrastructure system - issues that FMB will continue to champion and work on. Overall, our optimism is not diminished and is always buoyed by the resilience of our industry, and the FMB members who provide outstanding examples of quality work and service.

Bringing together teams from across the construction industry, CEF hosted its first Annual Golf Day to be held in many years at Lisburn Golf Club on September 18. CEF extends its thanks to organiser Mark Kelly for ensuring the day ran smoothly, and the participating teams for their enthusiasm. Congratulations are also extended to the prize winners, whose performances on the course capped off a memorable return for this event. The Golf Day highlighted the value of bringing members together outside the workplace and strengthening connections across the industry in an enjoyable and relaxed setting. CEF CALLS ON THE NI EXECUTIVE TO SHOW LEADERSHIP AND AMBITION TO ADDRESS NORTHERN IRELAND’S CRUMBLING INFRASTRUCTURE… A pledge to deliver the infrastructure Northern Ireland needs and deserves

As Northern Ireland’s construction industry came together to celebrate the 26th edition of the CEF Excellence Awards, CEF Chief Executive Mark Spence used his address to urge the NI Executive to urgently prioritise dealing with our infrastructure crisis. The 2025 Awards were the biggest to date with over 30 Award winners on the evening and nearly 600 in attendance at the Crowne Plaza in Belfast. NI Builder is proud to have been part of the team behind this year’s Awards, working hard to help create one of the standout nights in the industry from stunning visuals to the seamless

running of the event. The event was hosted by Claire McCollum and Nick Knowles, with a keynote address from David Porter, Director of Engineering at the Department for Infrastructure and President of the Institution of Civil Engineers. Other speakers on the evening included CEF President Bryan Vaughan, CEF Excellence Awards Head Judge Karen McShane and headline sponsor hubexo UK Vice President David Thompson. “Last year, we set a challenge for the then Infrastructure Minister, John O’Dowd, to engage with our industry and to exhaust every opportunity to increase infrastructure investment,” said Mark.

“Since then, his successor, Liz Kimmins, has shown herself to be a thoughtful and diligent listener. The Minister values detail and understanding before taking a position and, under her leadership, we have seen the start of planning reforms, reviews of bonds and targeted interventions that have helped unlock thousands of much-needed homes previously blocked by wastewater capacity constraints. “Such one-off investments in wastewater are very welcome, but they cannot disguise, and importantly, we must not be distracted from, the scale of the challenges we still face.” Such challenges were identified as

including 90,000 people experiencing homelessness, an overstretched and unaffordable private rental market and chronic shortage of new homes of all tenures. The impact of underfunding Northern Ireland’s water and wastewater system was also covered. “Across the wider economy, there is now a growing acknowledgment that Northern Ireland is missing out on inward investment, new jobs and economic growth because our infrastructure falls far short of standards that would be considered commonplace elsewhere,” said Mark. “Having successfully delivered the vision of Belfast’s new transport hub, we now lack a clear investment strategy for public transport. “Essential roads projects are tied up in the courts or starved of funding. Our schools and hospitals are falling further behind modern requirements. And our waterways and beaches remain among the most polluted in these islands.”

Addressing the lack of delivery by the NI Executive, the CEF chief executive highlighted that two years into its resumption, there appeared to be no investment strategy or new sources of funding with capital expenditure frozen at 2014 levels and revenue budgets in real terms decline. “In other words: no leadership and no ambition,” he said. “Instead, there seems to be an unspoken pact among the Executive parties to settle for the lowest common denominator - dodging difficult decisions, shrugging shoulders, each expecting the other to sacrifice their limited budget and all pointing fingers of failure elsewhere. “The cost of inaction is far greater than the cost of action. Put simply, Northern Ireland cannot afford more drift. “Earlier this year, with the NI Chamber and NIFHA, we published a report showing that the investment required to plug the gap in available funding for our water infrastructure could be met, at a cost of just £2 per household per week -

with full protection for vulnerable groups. “Many MLAs privately acknowledge the sense of this approach. Yet, with an election in 2027 already closing down political debate, funding for infrastructure is a battleground that they fear to enter. “With the backing of our Board and members, the CEF is more determined than ever to challenge the status quo, speak truth to power, push for progress and to work constructively with government on solutions. “We have never had a stronger collective voice - and it has never been more important for that voice to be heard. “Our challenges are real and urgent. But our industry has been defined not by obstacles, but by solutions - by resilience, by expertise and by the will to build a better future. “Together - with our members, with our partners and with those in government prepared to step up - we can deliver the infrastructure Northern Ireland needs and deserves.”

Belfast Grand Central Station is a flagship development in the transformation of Northern Ireland’s capital into a modern city. Among the single biggest investments of any kind in Northern Ireland, the £340m project is part of the eight-hectare Weavers Cross development, a transport- led regeneration project which includes mixed-use development proposals and is aiming to attract 50,000 new jobs and £1bn investment into the city. Commencing in February 2022, Farrans Sacyr JV led construction of the new interchange, which comprises a station concourse, 26 bus stands, eight railway platforms, bus maintenance and parking, a bus access bridge, cycle and taxi provision and car parking. Also entailed in the project were the new Saltwater Public Square; public realm, highway and infrastructure improvements; temporary structures for bus operations during construction; and temporary site construction compounds. A transparent, collaborative culture was

pivotal to the success of this complex project, which was constructed during challenging global conditions spanning a construction skills gap and high inflation to the pandemic and Russia’s invasion of Ukraine. More than 1,400 piles were placed to support the main station superstructure with a complex build then following, involving coordination of multiple sub- contractors and suppliers including more than 80 local companies. Offsite manufacturing was used where possible, including completed manholes and platform retaining walls, while sustainability informed the overall project. Community outreach activities included a careers’ open day for 75 female students from five city schools on the construction site to inspire the next generation. The project was handed over on time, on budget, to a high standard of quality and with one million hours worked without a reportable accident. Representing excellence across social

LIFETIME ACHIEVEMENT WINNER: WILLIAM ROGERS, WILLIAM ROGERS CONSTRUCTION

Hard work and a dedication to craftsmanship, innovative solutions and productive partnerships have characterised the construction career of William Rogers. A worthy recipient of the Lifetime Achievement award, his business William Rogers Construction celebrated its golden anniversary in 2025 with its impressive legacy including the flagship Sawhill Park development in William’s hometown of Annalong. The eldest of nine children raised on a family farm in the foothills of the Mourne Mountains, he would embrace the valuable skills and principles he picked up from his parents throughout his life. Starting his construction industry career at the age of 16, William would catch a lift with other tradesmen to make the 22-mile trip to McGrady Brothers in Downpatrick and serve his time as a joiner. With foresight and drive, he honed his skills as a successful joinery subcontractor before setting up William Rogers

Construction in 1975, by which time he was married to Patricia and had two young children. Originally based in Annalong, the business relocated to Shaftesbury Square, Belfast in the 1980s before returning to William’s hometown in 2010. Involved in all aspects of his company from the office to site work, William put in long days building his business. Amid challenging times, he built hundreds of homes and completed refurbishments and schemes for the private and public sectors including the Northern Ireland Housing Executive, Education Authority, councils, churches and health trusts. Forming great relationships with clients, architects and design teams over the years, he has at times employed upwards of 100 workers and takes great pride in guiding apprentices to become skilled craftsmen. Always working hard, William also enjoys giving back. With a keen sense of community, he has shown a lifetime

of support to local charities, community groups, committees and boards. A dedicated member and supporter of his local sports club, he has enjoyed attending matches and sponsoring kits for different teams and age groups over the years. Together with Patricia, he has welcomed a family of four boys, three girls and 23 grandchildren. His four sons and several grandchildren are involved in the building trade, including youngest son and WRC Managing Director Damien Rogers. Having laid strong foundations for the next generation to build upon, CEF is honoured to celebrate William’s legacy with the Lifetime Achievement award.

ACHIEVING EXCELLENCE IN PARTNERING WINNER: FELIX O’HARE, NIFRS LEARNING & DEVELOPMENT COLLEGE, COOKSTOWN Defying categorisation, the project’s exceptional quality and diverse scope - spanning multiple disciplines from infrastructure and education to utilities - impressed judges. NI Fire & Rescue’s biggest-ever investment, the £50m campus has created the only facility of its kind in Europe with one other similar site located in Australia. The project’s excellence was the result of a highly-collaborative approach, with Felix O’Hare working hand in hand with multiple stakeholder agencies and specialist sub-contractors. Features include two sewerage treatment works, two separate water systems with a bespoke water treatment facility, integrated solar energy, and buildings and tunnels specifically designed for live fire training.

PRIVATE HOUSING PROJECT OF THE YEAR WINNER: FRASER PARTNERS, RIVENWOOD, NEWTOWNARDS A comprehensive and forward-thinking approach to private housing development secured this category win for Fraser Partners’ Rivenwood development. Judges were particularly impressed by the estate’s design, which thoughtfully combines contemporary style with a nod to rural vernacular, creating a distinctive and harmonious sense of place. A key factor in the scheme’s success was an impressive SUDS pond, praised for its innovative function in managing stormwater while simultaneously creating a valuable new community asset and a thriving habitat for biodiversity. The high energy efficiency of the homes was also commended; a commitment demonstrated by the developer providing six solar panels and 5kW battery storage as standard to every residence, guaranteeing an A-rated EPC for all.
