protocols on traffic management had to be employed. Constant stakeholder engagement was critical here to keep progress on track. “We knew the school had a fixed completion date that couldn’t be missed. Given how tight the programme was, we had no room for slippage. Our planner would consistently monitor all elements of the build, from the overall construction programme down to detailed zonal plans with all stakeholders. “This allowed us to identify any slippage or gains and implement contingencies where needed to keep all on track. As a result, we were able to minimise disruption, keep the critical path and hand over the project on time.” Using BIM to co-ordinate design and construction reduced potential clashes between disciplines and eased the build process, while Glasgiven Contracts also innovated with the first use of a steel framing system in a Northern Ireland school project. “This sped up construction times for the façade works and also allowed the internal finishes to commence much earlier,” says Emmett. “Six months out from our planned completion, we implemented a strict snagging regime which allowed us to close down
completed zones on a weekly basis. Once handover had arrived, most of the building was already signed off as defect free.” Glasgiven Contracts’ site management team and staff excelled in its delivery of the project, going above and beyond to keep quality and the programme at the forefront while also introducing a fresh, proactive approach to health and safety on site. A social responsibility manager was appointed to lead the contractor’s community outreach efforts, with the aim of integrating seamlessly into the community throughout the construction phase and maximising local employment opportunities through its supply chain procurement and the Buy Social initiative. “Delivering this flagship school for Northern Ireland on time, to budget and to an extremely high standard was a source of immense pride for our company,” says Emmett.
