METHOD & TERMS

Acreages in this advertisement are estimated. A survey will be completed prior to the sale and both tracts will be sold on a price per acre basis, based on the acreages obtained from the completed survey. Tracts 1 & 2 will be offered through the marketing method of “Buyers Choice”, whereas the high bidder can purchase (in any order) either or both tracts 1 & 2 for their high bid. “Buyers Choice” auctioning will continue until both tracts have been elected. The tracts will not be offered in their entirety at the conclusion of the auction. Bidding is NOT subject to financing, appraisal or inspection. Immediately following the auction, the winning bidder(s) will be required to sign a real estate sales contract and pay ten percent (10%) of the purchase price as a non-refundable down payment, payable to Knox County Abstract, which shall hold the money in escrow until closing. The balance of the purchase price will be due at closing. Closing will take place on or before June 23, 2023 at Knox County Abstract. Farm will sell subject to the current cash rent contract which expires 12/31/25. Buyer will receive ½ of the 2023 cash rent which will be credited to the buyer at closing. Buyer will receive the full 2023 CRP payment. The 2023 real estate taxes will be prorated as of the closing date and all subsequent years will be the responsibility of the buyer(s). Title insurance in the full amount of the purchase price will be provided by the seller. Closing costs will be split between the buyer & seller. All announcements made sale day take precedence over prior advertising either written or oral.
