LOCATION & GENERAL INFORMATION

The Hannig real estate is located approximately 6 miles southwest of Raymond, IL, or 8 miles north of Litchfield, IL (15 miles east of Carlinville or 30 miles south of Springfield, IL) and just off I-55 at Exit 60. Tract 1: From Exit 60 on I-55, take the east frontage road north 1 mile to N 20th Ave, then east 1/2 mile. Tract 1 is further described as being in Section 27, T10N-R5W, Zanesville Township, Montgomery County, IL. Tracts 2 & 3: From Exit 60 on I-55, take the west frontage road north 2 miles to N 21st Ave, then west 1/2 mile, then south 1 mile. Tracts 2 & 3 are further described as being in Section 28, T10N-R5W, Zanesville Township, Montgomery County, IL. Tracts 1 & 2 represent productive tillable cropland, and Tract 3 is mostly wooded with mature trees and some income producing tillable acres - excellent hunting and outdoor recreational opportunities. METHOD & TERMS

The Hannig real estate will be sold on a price per acre basis, based on the taxable acres on Tract 1 and the surveyed acres on Tracts 2 & 3. All 3 tracts will be offered through the marketing method of “Buyer’s Choice”, whereas the high bidder can elect any or all 3 tract(s) for their high bid. If the high bidder does not elect all offered tracts, then the remaining tract(s) will continue to be offered “Buyer’s Choice” until all 3 tracts have been elected. The tracts will NOT be offered in their entirety at the conclusion of the auction. Immediately following the auction, the successful buyer will be required to sign a real estate sales contract and pay ten percent (10%) of the purchase price as a non-refundable down payment which will be held in escrow until closing. The balance of the purchase price will be due at closing which will take place on or before January 15, 2026. The seller will provide title insurance in the full amount of the purchase price and pay all the 2025 real estate taxes (due in 2026) based on the most recent figures available from the Montgomery County Assessor. The buyer will be responsible for the 2026 and all future real estate taxes. Possession at closing. All tracts sell free and clear of tenancy for 2026 and beyond. There are no hunting leases in place. Bidding is NOT subject to any contingencies, including but not limited to financing, an appraisal, or inspection of the property. All announcements made on sale day take precedence over prior advertising either written or oral.
