• Management of day to day landlord and tenant activities including rent payment and collection, service charge management and licenses, liaison with landlords, tenants, agents and solicitors. • Management of the university’s housing portfolio, including strategic purchases and disposals, and investments to maximise rental income and preserve asset values. • Responsible for driving strategic value from the estate through the development and management of the university’s leasehold and managed estate to secure best value from the resources of the university. • Management of the estate to protect its use and operation from third party interests. E.g., Local Authorities, Statutory Undertakings, landlords and other occupiers. • Maintaining strong relationships with the Local Planning Authority and City Council. Represent the Estate Office and the University at public forums.
4 Business Services - 25% time per year
• Responsible for ensuring the development and delivery of high performing support services across the Estates & Facilities Directorate, including: o Communications and engagement with the directorate’s 1200 staff. o Recruitment, training and development of all estates staff. o IT systems implementation, upgrades and maintenance to support the specialist needs of the Division. o Development of reporting and analytics capabilities to support the various teams within the Division. o Compilation of the annual Estates Management Record (EMR) submission for the Higher Education Statistics Agency (HESA). • Leadership and line management of the Business Services team, including recruitment, objective-setting, training and development. • Provide detailed analytics support to help shape existing and future projects and reviews. • Working with the estates leadership team and external consultants to identify and develop frameworks to measure and monitor Estate performance in order to drive utilisation improvement and delver strategic plans. • Senior interface with other university support functions including HR, Communications, Digital & Technology Services (DTS).
Job title Director of Property & Business Services Job family and level Administrative, Professional and Managerial Level 7 School/ Department Estates & Facilities Directorate Location University Park Campus Purpose of role The Director of Property & Business Services is a senior leadership position within the Estates & Facilities Directorate, with responsibility for managing the university’s land, property and space, and for leading a high performing portfolio of business support services that underpin the work of the Directorate. The role leads on the acquisition, management and disposal of land and property, the allocation, management and utilisation of spaces across the estate, and the delivery of key estates support functions including recruitment, training & development, business systems support, administration and communications.
3 Space Management - 20% time per year
• Responsible for the university’s space planning policy and all space utilisation data as part of the delivery of estate services to the university. • Shaping and leading the university’s space agenda and allocation strategy through engagement with key stakeholders, external consultants, staff and students. • Ensuring the effective and equitable planning and allocation and management of space in accordance with the agreed strategy and space use guidelines. • Development and management of space planning tools and systems (including sensor technologies) to ensure efficient use of data and resources to deliver space planning and solutions. • Develop space strategies in response to the university’s hybrid and agile working policies and initiatives. • Responsible for University’s data and records on space utilisation and condition. • Attend and advise the university’s Estate and Space Management Committee, ensuring submissions are fully considered and researched to maximise use of the University’s resources.
• Represent the Directorate on university committees, working groups and forums. • As a member of the Estates & Facilities Directorate leadership team, provide cover and deputise for the Director of Estates & Facilities and the other Directors as required.

• Work as a key member of the Estates & Facilities senior leadership team developing and implementing estates strategies, business plans, budgets and operational delivery plans. • Provide strong, inclusive leadership to the Property & Business Services teams, ensuring the ongoing development, engagement and performance of the teams, motivating the achievement against key objectives and driving continual improvement. • Lead on key strategic projects and initiatives, both within the Estates & Facilities Directorate and the wider university.
• Ensure compliance with all relevant regulatory requirements. • Contribute at a strategic level to the management of estates related risks and the maintenance of the Estates & Facilities risk register. • Ensure that the major risks facing estates property, space and business services are
