PHASE IV: OFFERS & CONTRACTS Time to get excited! Wonderful, you have an offer that you are now negotiating! Once we receive an offer, we will contact you immediately to discuss. Oyler Hines will be putting that offer into Dotloop to get signatures and initials for contract acceptance or changes for a counteroffer. REVIEW & NEGOTIATE OFFERS Great! You've made it through the initial contract acceptance stage. Negotiations happen in the same way. Your agent will receive an addendum from the buyer's agent to review any items that need to be rectified. NEGOTIATE INSPECTION ITEMS Buyers typically ask for a 7-10 day inspection period. Inspections usually include: whole house, radon, termite and sewer scope. Tip: step out while the inspection is happening, it may take a few hours depending on the size of your home. INSPECTIONS A licensed residential appraiser will do their report by either driving by, walking your property or coming inside. It's okay to be present for this, and usually only takes a few minutes. The appraisal report can take up to 7 business days after the visit. APPRAISAL Final walk-through will happen right before closing, sometimes the same day! This is just to make sure the home is in proper condition and any items from the inspection list have been completed. FINAL WALK-THROUGH
PHASE V: CLOSING
Your agent will work with the buyer's agent to set a closing time that works for all parties (including the title company). No matter how closing takes place, we will be with you every step of the way. SET TIME FOR CLOSING
