الأســــــريّة والاجتماعيّة، وخدمة “إبداء الاهتمام” التي تتيح للمواطنين فرصة اســــــتعراض المشــــــاريع الإسكانيّة الحاليّة والمســــــتقبليّة واختيار المشــــــروع الملائــــــم لهــــــم عبر تطبيق “إســــــكان أبوظبي”. وتســــــلّط هذه الخدمــــــات الضوء على الدور الحيوي الذي تلعبه الهيئة في تعزيز جودة الحياة المجتمعيّة واستقرار الأسر في الإمارة. وأكّد ســــــعادة حمد حارب المهيري، المديــــــر العام للهيئة، أن هذه الخدمة تمنــــــح المواطنين حريّة مطلقة في اختيار المواقع الجغرافيّة المناســــــبة 15 ألف وحدة سكنيّة ضمن 28 لهم، مشــــــيرًا إلى أن الهيئة ســــــتطرح نحو مشروعًا قيد التطوير في الإمارة. الاستدامة في صميم العمل منذ انطلاقتها، التزمت الهيئة برؤية القيادة الرشــــــيدة نحو التحوّل إلى ” 2030 اقتصــــــاد أخضر، بما يتماشــــــى مع “الأجندة الوطنيّــــــة الخضراء ”. وتســــــعى الهيئة إلى تطوير 2030 و“الرؤية الاقتصاديّة لإمارة أبوظبي مساكن مستدامة صديقة للبيئة ضمن معايير برنامج “استدامة” للمرافق المجتمعيّة والفلل، بما يضمن ترشــــــيد اســــــتهلاك المياه والطاقة وتقليل البصمــــــة الكربونيّة، دعمًــــــا لأهداف الدولة في تحقيــــــق الحياد المناخي .2050 بحلول عام وبالنظــــــر لما يمثّله الاقتصاد الأخضر من رافــــــد حيوي لدعم فرص النمو النظيف في الإمارة، تميّزت هيئة أبوظبي للإسكان بتبنّيها منهجًا مبدعًا من خلال “الدليل الإرشــــــادي للإسكان الدائريّ”، الذي يحرص على دمج مبادئ الاستدامة في جميع مراحل التصميم والتنفيذ، من اختيار المواد إلى تخطيط المجتمعات السكنيّة. 2029 المشاريع المستقبليّة: رؤية تمتد إلى تواصــــــل هيئة أبوظبي للإســــــكان جهودها الدؤوبة في توفير المســــــاكن للمواطنين، وذلك من خلال إنشــــــاء مجتمعات ســــــكنيّة متكاملة وأحياء جديــــــدة مزوّدة بأفضل المرافق. وقد أعلنت مؤخرًا عن توقيع اتفاقيّات مجتمعًا ســــــكنيًّا جديدًا في إمــــــارة أبوظبي، بتكلفة إجماليّة 13 لتطويــــــر وحدةً 25,244 مليار درهم. وتشــــــمل هذه الاتفاقيّــــــات بناء 106 قدرهــــــا مليار 94 ســــــكنيّة للمواطنين خلال السنوات الخمس المقبلة، بقيمة تبلغ 12 قطعة أرض ســــــكنيّة بتكلفة تُقدّر بـ 14,876 درهم، إضافة إلى تطوير مليار درهم. 14,444 في مدينة أبوظبي، سيتم تطوير ستّة مجتمعات متكاملة تضم مســــــكنًا، تطوّرها شركات الدار العقاريّة، وبلوم العقاريّة، ومدن القابضة، مســــــكنًا 10,480 فيما تشــــــمل مشــــــاريع العين خمســــــة مجتمعات تضم بالتعاون مع شــــــركات مرموقة مثل ليد للتطوير العقاريّ، والدار العقاريّة، وبلوم العقاريّة، وإمكان العقاريّة. أمّا في منطقة الظفرة، فســــــوف تتولى شــــــركة الدار العقاريّة تطوير مشروعين في مدينتي السلع وزايد لتوفير مسكنًا. 320 ألف مسكن وأرض 40 وبهذا، ستســــــهم هذه المشاريع في توفير أكثر من ، مع منــــــح المواطنين حريّــــــة اختيار مواقع 2029 ســــــكنيّة بحلــــــول عام مســــــاكنهم. ومــــــن المتوقّع أن يتــــــم تخصيص جميع المســــــاكن الجديدة للمواطنين في غضون عامين. ، أبدى ســــــعادة حمد حارب المهيري، المدير مجلّة شــــــواطئ في حوار مع العام لهيئة أبوظبي للإسكان، رؤيته الشاملة للهيئة، والخطوات المدروسة التي تتّخذها لضمان تلبية المشاريع السكنيّة لاحتياجات الأسر الإماراتيّة في كلتا البيئتين الحضريّة والريفيّة، وكيفيّة إسهامها في تسهيل عمليّة تملّك المنازل للمواطنين. بصفتكم المدير العام لهيئة أبوظبي للإسكان، ما هي رؤيتكم الشاملة، وكيــــــف ســــــتدعم هذه الاســــــتراتيجيّة أهــــــداف أبوظبي فــــــي التنمية الحضرية والاستدامة؟ تتجسّــــــد رؤيتنا في هيئة أبوظبي للإسكان في توفير منظومة إسكانيّة متكاملة تلبّي تطلّعات المواطنين، وتُعزّز جودة الحياة، وتُســــــهم بفعاليّة في تحقيق التنمية المســــــتدامة في الإمارة. نحن نؤمن بأن السكن ليس مجــــــرد خدمة، بل ركيزة أساســــــيّة للاســــــتقرار الاجتماعي والاقتصاديّ، ومحور في بناء مجتمع مزدهر ومتلاحم.
standards of quality and sustainability. It is also strengthening its col- laboration with the banking sector to offer citizens more flexible and accessible financing solutions. Between 2024-2025, the Authority signed cooperation agreements with Abu Dhabi Commercial Bank [ADCB], First Abu Dhabi Bank, Abu Dhabi Islamic Bank, and Al Maryah Community Bank to provide additional real estate financing for beneficiaries of the housing loan programme. These options offer up to AED 500,000 with repayment terms of up to 25 years, further supporting homeownership and promoting family stability. INITIATIVES THAT STRENGTHEN FAMILY BONDS The efforts of the Abu Dhabi Housing Authority go beyond building homes – they focus on nurturing the social and human connections and family values that shape strong communities. One of its key initiatives is the “Extension of Housing Loan Repayment Period” under the “Barakat- na” programme launched by His Highness Sheikh Mohammed bin Zayed Al Nahyan, President of the UAE and Ruler of Abu Dhabi. This initiative supports sons and daughters who care for their elderly parents by granting an additional five-year loan repayment extension. The Authority also provides up to AED 250,000 in financial support across three loan types: construction, demolition and reconstruction, and home purchase. In addition, the rental assistance programme for newly mar- ried couples offers up to AED 75,000 for two years, with the possibility of extension - helping them secure suitable housing as they begin their family life. The first housing benefits package for 2025 reached approximately AED 6.75 billion, supporting 4,356 citizens. This brings the total number of benefits since the Authority’s establishment to over 123,000, with a total value exceeding AED 168.85 billion. To provide citizens with more choice and flexibility, the Authority intro- duced several services, including the Residential Land Exchange Service, which helps keep families closer together, and the “Expression of Inter- est” feature, enabling citizens to browse current and upcoming housing projects and select preferred options through the “Iskan Abu Dhabi” app. Together, these services reflect the Authority’s ongoing commitment to family stability and community wellbeing. His Excellency Hamad Hareb Al Muhairi, Director General of the Authority, noted that these initiatives give citizens greater freedom to choose geo- graphic locations that fit their needs. He also confirmed that the Authority plans to deliver around 28,000 housing units across 15 ongoing develop- ment projects in the emirate. SUSTAINABILITY AT THE CORE Since its inception, the Abu Dhabi Housing Authority has aligned its efforts with the leadership’s vision for a greener economy, in line with the UAE Green Agenda 2030 and the Abu Dhabi Economic Vision 2030. The Authority is committed to building environmentally responsible and sustainable homes that meet Estidama standards for both villas and com- munity facilities - ensuring efficient water and energy use while reducing carbon emissions, and ultimately supporting the nation’s goal of achiev- ing climate neutrality by 2050. Recognising the green economy as a key driver of sustainable growth in the emirate, the Authority has introduced forward-thinking initiatives such as the Circular Housing Guide, which integrates sustainability into every stage of development - from material selection to the planning and design of residential communities. FUTURE PROJECTS: A VISION EXTENDING TO 2029 The Abu Dhabi Housing Authority is moving forward with its mission to provide quality housing for citizens by developing fully integrated com- munities and new neighbourhoods equipped with modern facilities. Re- cently, it announced agreements to develop 13 new housing communities across the emirate, with a total investment of AED 106 billion. These agree- ments include the construction of 25,244 housing units for citizens over the next five years at a value of AED 94 billion, as well as the development of 14,876 residential plots estimated at AED 12 billion.

عامًا، ممّا يرسّــــــخ دور الهيئة في 25 ألف درهم، وبفترات ســــــداد تمتد إلى ّتسهيل تملّك المساكن ودعم الاستقرار الأسريّ. مبادرات تدعم الترابط الأسري لا تقتصــــــر جهود هيئة أبوظبي للإســــــكان على بناء البيوت، بل تمتد إلى بناء الرّوابط الإنسانيّة والاجتماعيّة. ومن أهم المبادرات في هذا الإطار، خدمة “تمديد مدّة سداد القروض السكنيّة” ضمن مبادرة “بركتنا” التي أطلقها صاحب السمو الشيخ محمد بن زايد آل نهيان، رئيس الدولة حفظه اللّـــــــه، لدعم الأبناء الذين يتكفّلــــــون برعاية والديهم من كبار المواطنين، وذلك عبر تمديد فترة السّداد لخمس سنوات إضافيّة. ألــــــف درهم لثلاثة أنواع من 250 كمــــــا تقــــــدّم الهيئة دعمًا ماليًّا يصل إلى القروض (البناء، والهدم وإعادة البناء، وشراء المسكن)، إلى جانب مبادرة 75 المســــــاعدة الإيجاريّة للمتزوجين حديثًــــــا، التي تمنح دعمًا يصل إلى ألف درهم لمدّة عامين قابلة للتمديد، لتسهيل استئجار منزل مناسب. 2025 وبلغت القيمة الإجماليّة للحزمة الأولى من المنافع الســــــكنيّة لعام مواطنًا ومواطنة، ليرتفع 4,356 مليارات درهم، اســــــتفاد منها 6.75 نحو ألف منفعة بقيمة 123 إجمالي المنافع منذ تأســــــيس الهيئة إلى أكثر من مليار درهم. 168.85 إجماليّة تفوق كمــــــا أطلقت الهيئة العديد من المبادرات لزيادة المرونة والخيارات أمام المواطنيــــــن، منها خدمة “تبادل الأراضي الســــــكنيّة” التي تعزّز الروابط
In Abu Dhabi City, six integrated communities will be created, boasting 14,444 homes developed by Aldar Properties, Bloom Holding, and Modon. In Al Ain, five communities will be built, providing 10,480 homes in col- laboration with companies such as Lead Development, Aldar Properties, Bloom Holding, and Imkan Properties. In Al Dhafra, Aldar Properties will develop two projects in Al Sila and Zayed cities, delivering 320 homes. Overall, these projects will provide more than 40,000 homes and resi- dential plots by 2029, offering citizens the freedom to choose the loca- tions of their future homes. All newly built units are expected to be allo- cated to citizens within two years of completion, marking a major step forward in enhancing housing accessibility and community wellbeing across the emirate.
