“How will the year end “ I thought as I drove to our last “Live on line auction” at our Auction Headquarters in Waterloo Street. Festive twinkling lights and some masked revellers were not enough to defray my apprehension and listening to the news compounded my doubtful thoughts. As I parked up I suddenly thought “Cheer up this is how I feel every year at this time”. Christmas seems to be a great watershed in the property world and one feels that the

end of one year and the beginning of the next will herald huge changes. In reality nothing changes and auction world rolls on in its normal way. This proved to be exactly the case when I arrived at the office the sense of eager anticipation was already permeating the auction team and, as record numbers registered to bid on most lots, it was clear that the evening was going to follow the same pattern as all the auctions during 2021 and be an outstanding success. How right I was as the first Lots all started at their guide prices and rapidly exceeded their reserve prices. As usual, this eclectic sale included little plots and family houses and investments as well as larger development opportunities. A handsome period property in Acramans Road, Southville proved to be the 5 . 36 outstanding star of the show. This former care home, located on a double plot, offered huge potential, not only, as a possible elegant family home but also a potential flat conversion or HMO opportunity, obviously, subject to obtaining any necessary consents. In addition, I understand the property originally formed part of a terrace, the other part being destroyed in the war – this, of course, opened the punters eyes to further development possibilities, again, subject to consents. With a guide price of £650,000 it was very satisfying to finally knock the gavel down at £1.330m. Perhaps not so surprising considering how the last ten years has witnessed the phenomenal growth in BS3 as a leading cultural, shopping, leisure and residential area all within easy walking distance of the city centre. As the Lots fell under the gavel, interesting Lots were already in the catalogue for the February 16th 2022 and the phones already ringing with enquiries. All seasonal doubts allayed, I thought of the words of Winston Churchill “Time for a brief moment of celebration” and went home with a light heart and opened a bottle of wine.
