Method & Terms

The Central Grain Inc. Farm will be sold in nine (9) individual tracts based on a survey that is currently in pro- gress. The said surveyed acres will be used to constitute the final settlement price. Tracts 1 & 2 will be sold first through the marketing method of “Buyer’s Choice” where the high bidder can take either or both tracts for their high bid. Tracts 3 & 4 will be offered next on a price per acre basis through the marketing method of “Buyer’s Choice”. Tracts 5 & 6 will be offered next on a price per acre basis through the marketing method of “Buyer’s Choice”. Tracts 7, 8 & 9 will be sold on a price per acre basis through the marketing method of “Buyer’s Choice”. The farm will NOT be offered in its entirety or in any combinations. Bidding is NOT contingent upon financing. Ten (10%) percent of the bid price to be due on the day of sale with the balance due in approximately 30 days, on or before Monday, February 14, 2022 upon delivery of a merchantable abstract and deed. Immediately fol- lowing the auction, the successful bidder(s) shall enter into a written agreement with the seller. The real estate taxes will be prorated to the date of closing. Full possession will be given at the time of closing on all tracts. All tracts sell free & clear for the upcoming 2022 crop year. All announcements sale day shall take precedence over any prior advertising either written or oral.
