AVERAGE SOLD PRICE Average pricing in our area is up again in June.

Prices have steadily risen throughout 2023. There may be signs however that the rate of increase is slowing down. Worcester and Dorchester had declines in average pricing. The average price in Dorchester reset after the unusual high in May. Wicomico remained steady from last month. Sussex and Somerset both increased modestly.

# OF HOMES SOLD

June sales were similar to May.Notably, this is the first month in 2023 that exceeded sales from the same month in 2022. YTD sales are still down about 16% compared to 2022.

INVENTORY

Inventory has been a common theme in our discussions over the last several months. And although it has been steadily increasing over the course of this year, we will take a closer look at the make-up of the current homes available in our local market.

The number of homes for sale is up 12% since the beginning of March. But with over 1,900 homes for sale, how many are available that have the features buyers are looking for…

LOCATION, LOCATION, LOCATION The chart above shows how inventory is currently distributed in our area. The relative size of the bubbles represents the number of homes for sale in that city.

Most of current inventory is in the coastal market. Things are more evenly distributed inland, albeit much fewer in number.

Limited options in the non-coastal areas are keeping prices up and leading to low days on market. Homes are going under contract very quickly, especially ones that are move-in ready at affordable price points!

Homes with 3 bedrooms make up almost 50% of what is currently for sale. If you need more than 3, your options reduce considerably. BEDS & BATHS

Likewise, well over half of homes for sale have 2 bathrooms.

Looking for a 1-level rancher? Ranchers make up about 14% of the market. Log cabin? Only 2 for sale! ARCHITECTURE

NEED A GARAGE?

2/3 of homes have at least a 1-car garage.

SUMMER GETTING TO YOU? Central air conditioning is very common with over 85% of homes having this valuable comfort feature.

Swimming pool? Not likely. Very few homes (< 3%) have an existing pool, either above ground or in-ground.

Mexican Street Corn Chicken Tacos

2 lbs Chicken Breasts ⅓ to ½ cup Canola Oil 3 Tablespoons Fresh Lime Juice 1 teaspoon Chili Powder 1 teaspoon Cumin ½ teaspoon Garlic Powder Salt and Pepper Mexican Grilled Chicken Street Corn

2 cups Cooked Corn 1 to 2 Tablespoons Mayo 1 Tablespoon Lime Juice ¼ teaspoon Chili Powder ¼ cup Cilantro ½ Jalapeno (chopped) 2 Green Onions (sliced) ½ teaspoon Garlic Salt

Garnish

6 to 12 Corn Tortillas 1 to 2 Avocados (sliced) ½ cup Cotija Cheese Cilantro

Mexican Crema

1 cup Sour Cream 3 Tablespoons Taco Sauce

Grilled Chicken:

In a bowl, stir together oil, lime juice, chili powder, cumin, garlic powder, salt, and pepper. Pierce chicken breasts with a fork. Place in a large Ziploc bag. Pour marinade over chicken. Let marinate for at least 30 minutes. 4 - 5 hours is ideal. Preheat grill to medium heat. Brush grill with oil to prevent sticking. Place chicken on the grill. Cook for approximately 5 - 6 minutes per side, depending on the thickness of chicken. The internal temperature of the chicken should reach 165 degrees. Cut into pieces.

Street Corn Salad:

Cook corn and place corn kernels in a bowl. Stir in mayonnaise, lime juice, chili powder, cilantro, jalapeno, green onions, and garlic salt.

Assembling Chicken Tacos:

If using corn tortillas, heat a small amount of oil in a skillet. Place corn tortillas one-by-one in a skillet and soften in the oil for a few seconds. Remove and let drain on a paper-towel-lined plate. Top with chicken, street corn, fresh avocado slices, and sprinkle with cotija cheese and cilantro.

Handy Man How-To With Agent Aaron Bergeron! How to Replace a Dated Faucet

Tools Required Lavatory Wrench Surface Cleaner Putty

Step 1: Turn off the water

Turn off the water to the faucet you’re going to replace. You can do this by using the shut off valves under the sink, or the main shutoff to the water for the entire house.

Step 2: Disconnect supply lines

Disconnect supply lines from shutoff valves or piping by using the correct size wrench.

Step 3: Remove everything from the faucet

Using a lavatory wrench, remove the supply lines from the faucet. Also using the lavatory wrench, remove the holding nuts from the faucet. If it has a sprayer, remove the spray head from the hose and remove the clip from the end of the hose along with the washers and nut. You will need to shove the hose down through the hole that it’s sticking up through. Remove holding nut for the “sprayer holder.”

Step 4: Remove the Faucet

Once the holder for the sprayer head and faucet are removed, clean mounting surface with cleaner. You may need to use a type of scale remover to make sealing surface clean.

Step 6: Attach the faucet Set faucet on sink and center it. Push down on it to seal putty in place. Attach holding nuts underneath the sink. Make sure as you are tightening the nuts that the faucet doesn’t move and go out of alignment. Tighten nuts securely and remove excess putty from base of faucet. Install sprayer holder, tighten nut, and remove excess putty. Step 5: Connect the base Depending on the faucet you have, there may be a plastic gasket for the base of it that needs putty applied to it. Apply putty to the base of the gasket that will be placed between the sink and the new faucet. A small amount of putty is all that’s needed. Do the same with the sprayer holder. Some faucets may come with a self-sealing gasket which will remove the need for putty.

Step 7: Reattach supply lines to new faucet

Reattach supply lines to faucet. It’s always a good idea to replace supply lines when getting a new faucet—old supply lines can allow leakage.

Step 7: Turn the water back on

Remove aerator from spout of faucet. Turn the water back on and run water through the spout to rinse and objects out. Reinstall aerator and you’re ready to use your new faucet!

So, you want to buy land? Maybe you have a blueprint for a dream home, and you’re looking for some developed land to build it on. Or you could be looking to invest in undeveloped land just outside of a booming area. Heck, maybe you just want to tear around on a four- wheeler once in a while without disturbing the neighbors.

Whatever the reason, lots of people are interested in land ownership. But how do you buy land?

How to Buy Land The land-buying process really isn’t all that different from the home- buying process, but there are some key differences between the two. So, to make sure you don’t miss anything, you’ll want to follow three steps as you navigate the process of buying land—whether you’re doing it so you can build a house or for another reason, like investing. The three steps for how to purchase land are . . .

Decide where to buy land. Make sure you have enough money to buy land. Build a team of all-star pros. 1. 2. 3.

Following those steps is the best way to buy land. Let’s break each of them down.

Step 1: Decide where to buy land. Even if you’re simply buying land to build a home, you still want to think like an investor. That means you’ll want to buy a property that’s likely to grow in value over time. To figure out whether a property’s value will go up, you’ll have to do some homework. Do some digging on these seven things before you sign the dotted line. 1. Location The three most important things in real estate are location, location and location. While you may be fine owning land that’s completely off the grid, you need to think about how a future buyer would feel about that. And here’s a spoiler: Most folks won’t want to drive an hour to reach the nearest signs of civilization—like grocery stores and gas stations. When you’re evaluating the value of a location, and whether that value is likely to increase, you’ll also need to think about the quality of the school district the property falls into, how close the land is to highways and stores, and its distance from emergency services, like hospitals and fire stations. 2. Zoning Check with your city, county and state zoning ordinances to see if it’s even possible to build a home on the land you’re looking at—that will affect the land’s value and its potential to grow regardless of whether you want to build. Also find out if the government has any building plans of their own that could impact the land’s value, like new nearby highways or powerplants. Stuff like that is more common than you may think, so watch out!

3. Topography You need to consider the type of soil, the number of trees, and the elevation or flatness of the terrain. Those are all things that will affect the cost of building a home and the value of the land. For example, if you buy property in the wetlands, you'll have to deal with tough regulations and pay for an expensive septic system. Performing a full topography assessment is highly technical, which makes it tough if you aren’t trained as a farmer or geologist. That’s part of the reason why you’ll want to get a team of top-notch experts on your side as you navigate the land-buying process. 4. Environmental Concerns Make sure you’re aware of environmental dangers that could affect your land (like flooding or other natural disasters), as well as any endangered plants or animals living on the property you’re looking at. If you buy in a wooded area, check to see how many trees you’re allowed to clear. This stuff should pop up when you look at zoning regulations and topography, but it’s always better to ask, just in case. 5. Road Access When you buy land, you need a way to get to it easily. If the roads leading to it are someone else’s private property, you’ll have to get legal permission to use them. The official term for that is easement, and it may come with a fee and an agreement to share the road maintenance costs. (No, baking cookies for your neighbor won’t get the job done.) Even though it’s a hassle, easement is incredibly important to figure out before you commit to buying land. If you don’t have an easement, you won’t be able to get to your property—so you may as well not even buy it. Of course, if the roads leading to the land aren’t private property, you’re in the clear!

6. Utility Services The land might not come with access to city water, electricity, cable lines or sewage systems, which would seriously affect its value. Check the city limits to see if you’ll have to invest time and money into building your own septic system, water well or electricity access. Don’t forget to check your cell service, too, when you visit your potential purchase. 7. CCRs CCR stands for covenants, conditions and restrictions. These are rules imposed by an HOA or local government that could affect what you’re allowed to do with your property. The land may be perfect for your flamingo farm, but if the CCRs restrict the breeding of pink birds for some reason, you’ll need to look elsewhere. Step 2: Make sure you have enough money to buy land. This is where the reason you’re buying land really comes into play. That’s because the amount of money you should save before buying land depends on whether you plan to build a home, use the land as an investment, or start that flamingo farm. And by the way, you’ll need to save some cash on the front end either way. If you’re trying to figure out how to buy land with no money, that’s a terrible idea. Buying land (or a house) with no money down is a major financial risk. So, how much money should you save? Let’s take a look.

You’re debt-free. No car payments, student loans or credit card balances. You have a fully funded emergency fund that will cover at least 3–6 months of expenses. You know that your monthly payments between the land and house loans will be no more than 25% of your monthly take-home income. mortgage. That means you’ll want to get a 15-year fixed-rate loan, and you should save up a strong down payment of at least 5–10%. If you can save up a bigger down payment, like 20%, that would be even better because you’d avoid having to pay private mortgage insurance (PMI) . On top of all that, you need to make sure you’ve checked all of these boxes: Completely debt-free with a paid-for home. Already investing 15% of your pretax income into retirement accounts. Saving for your kids to go to college debt-free (if you have kids). Going into debt for an investment will only bring you stress. You’ll have much more peace—and, ultimately, make more money—if you save up to buy land with cash. You also shouldn’t buy land as an investment unless you’re . . . If You’re Buying Property as an Investment If your living situation is squared away and you’re buying land as an investment or for some other reason, taking out a loan is a bad idea. Don’t invest in land (or real estate, for that matter) unless you can pay for it in cash. If You’re Buying Property to Build a Home If you’re buying land so you can use it to build a home for your family to live in, the best plan is to pay cash for everything—the land and your future home. If that’s not realistic for you, taking out a loan is okay. First, you’ll have to take out separate loans for the land and the homebuilding. Getting a land loan is a very different process than getting a mortgage, and the rules are different too. That’s why you’ll want to work with a quality real estate agent, because they’ll be able to help you figure out which type of land loan you need and how much of a down payment is required. When it comes to the homebuilding loan, you’ll want to treat it like a If you haven’t hit all three of those goals yet, that’s where your focus needs to be for now.

Step 3: Build a team of all-star pros. Once you know where you want to buy land and you’ve got the money to do it, you need to get an all-star team of pros on your side. If you’re planning to build a house, that’ll mean looking for an architect, a contractor or project manager, and a builder. Your team will look a little different (and smaller) if you’re just buying the land as an investment, but you’ll need a good real estate agent either way. Buying land can be complicated, so you’ll want to work with someone who can help you do it properly! They’ll be able to help you with some of the more technical stuff we’ve talked about, like zoning, land loan requirements, topography and other words that are hard to pronounce. LEMON OREO DESSERT

1 package (14.3 ounces) Golden Oreo cookies 1/2 cup salted butter, melted 2 packages (3.4 ounces each) instant lemon pudding mix 3 ¼ cups milk 2 containers (8 ounces each) Cool Whip, thawed 1 block (8 ounces) cream cheese, softened 1 cup powdered sugar Ingredients

Crush all Oreo cookies in a food processor or crush with a rolling pin in a large ziplock bag. (They can be as thick or fine crumbs as you prefer.) Reserve 3/4 cup of the crushed Oreos for the topping. Pour the remaining crumbs in a 9×13-inch baking dish; spreading out evenly. Pour the melted butter all over the crumbs. Mix together and then press this down into the bottom of the pan to create the crust. In a medium bowl, mix together both lemon pudding mixes and the milk. Whisk well to combine. Cover bowl and place in the fridge for 5 minutes to thicken. In a separate bowl, place the cream cheese inside. Blend the cream cheese until smooth. Then blend in the powdered sugar until combined. Fold in onecontainer of cool whip. Spread this mixture very gently and evenly all over the Oreo crust. Spread the lemon pudding evenly over the cream cheese layer. Then spread the remaining container of cool whip over the top. Sprinkle the remaining crushed Oreos all over the top.

Cover and chill in fridge for 2 hours before serving. Cut into squares and enjoy!

body to help the thrower. The second team member attempts to "ring toss' this team member. Once "ringed" the thrower becomes the ringer and the ringer moves to the back of the line. First team to go through the entire line wins.

15 Cups per team Each team gets a stack of 15 Solo Cups. Divide up the team and place them 15-20ft from the tables with cups. Each team

member will run up to the table and stack a pyramid using the cups. Once built they will take it down and restack the cups for the next team member. Once every team member has stacked and re-stacked the cups and is back in line you win!

Create a belt with the ribbon and empty tissue box. Fill the tissue box with ping pong balls. Each person will tie the tissue box belt around their waist with the tissue box facing behind them. The person has to shake and wiggle to get all of the ping pong balls out of the box. The person who does it in the lowest amount of time wins.

Each person will get a fly swatter and ball. Plan out the course each person will take. It is a relay race to see who can run and hit their ball throughout the entire course. First one wins! No hitting another persons ball!
