JUNE-JULY 2025 BUILT AMERICA MAG WEST

these are not radical ideas, but they’re still too often treated as expensive add- ons. In the West, they should be foundational. Some developers in Colorado and Northern California are taking it a step further. They’re clustering homes to limit the wildland-urban interface footprint, designing shared firebreaks and buffer zones that protect entire communities instead of just individual lots. Firewise construction is becoming not just a code requirement, but a selling point for buyers who want peace of mind that their investment — and family — is safer when the winds change and the embers fly. Energy: Beyond the Solar Panels The Western states have been early adopters of rooftop solar, net-zero energy goals, and local renewables. In the past decade, net-zero single-family homes have gone from rare demonstration projects to realistic offerings in markets from Oregon to New Mexico. But forward-thinking builders are learning that sustainability is about more than just panels on the roof. It’s about durability, performance, and the smart systems behind the walls. Advanced framing, better insulation, and air-sealing not only cut energy costs — they improve comfort, indoor air quality, and occupant health. That’s a triple-win you can’t ignore.

Some developers are leveraging passive house principles, once considered too niche or expensive for production housing, to create homes that perform at the highest level with minimal mechanical needs. Multifamily projects are pushing this even further, with integrated microgrids and community-scale battery storage. These strategies help buffer entire neighborhoods from blackouts — an issue that’s no longer theoretical in California’s wildfire-prone grid. Materials: Local and Low- Impact The West is a hub for innovative materials, too. Cross-laminated timber (CLT) and mass timber have gained traction, especially in the Pacific Northwest where sustainable forestry and local supply chains align.
