The property sold for $3.1 million ($344,444 per unit and $547 psf), with Horvath & Tremblay exclu- sively representing the seller and directly procuring the buyer—a well-established local nonprofit organization. Located at 1833 Swann St. NW, the property is situated just steps from Dupont Circle, the U Street Corridor, and the vibrant 14th Street Corridor—three of Washington, DC’s most dynamic and walkable com- mercial and residential dis- tricts. The building com- prises 5,671 gross square feet and features a mix of one one-bedroom and eight two-bedroom units. The asset was recently gut-renovated and delivered vacant, offering immediate leasing upside in a highly sought-after submarket. With its prime location and strong fundamentals, the property attracted signifi- cant interest during the marketing process.
