fter months of meet- ings with engineers, planners, elected of-

ficials, andattendingnumer- ous public meetings Novak Ventures of Saucon Valley finally received approval in September 2012 for anewre- tail andofficedevelopment in theeasternportionofBethle- hemTownshipNorthampton County called William Penn Commons. The development consists of approximately 8.7 acres and is located .25 miles west of Rt. 33 along William Penn Highway. The site offers 4 separate pad sites ranging in size from aboutahalf-acreuptoalmost two acres. Also planned for the site are two additional buildings that will house an approximately 14,164 s/f of retail and the other building will offer both retail- 13,300 s/f and second floor office space totaling over 13,000 s/f. The exterior design of these retail/office buildings will bemodeledafter the cur- rent “life style” outdoormalls that have been constructed recently in Saucon Valley Area and at the Lehigh Val- leyMall. Sheetz convenience store will occupy one corner pad site and is scheduled to be open for business early 2013. Discussions are ongo- ing with several pharmacies and fast food restaurants for the other pad site that

retail shops, and personal services. The estimated time for completion for this retail component is late first quar- ter 2013. Because the site is directly across from Farmersville elementary school and to al- leviate concerns from school officials and parents the de- velopers will provide a safer entrance way for the school

fronts on William Penn Highway. Several bankshave expressed interest inanother pad site. The interest in the site is strong. Several local vendors and national fran- chises have inquired about the site. Leasingnegotiations are underway currentlywith several of them. The retail component will be a healthy mix of restaurants, specialty
