Directions 1. Mix pumpkin, milk, sugar, eggs, and cinnamon until smooth. 2. Pour into a wax-paper-lined 9x13-inch pan. 3. Sprinkle the dry cake mix evenly over the pumpkin layer. 4. Add chopped walnuts. 5. Drizzle melted butter evenly over the top. 6. Bake at 350 F for 50–60 minutes. 7. Once cooled, turn over and frost. 8. Mix until smooth and creamy, then spread over cooled cake.

For Janell, Thanksgiving is about “eating all the sides, being lazy, spending time with family, and playing games.” Her go-to dessert is Pumpkin Crunch Cake, a creamy, nutty classic that’s a crowd favorite every year.

HOME AND CONDO SALES RISE AS INVENTORY STAYS HIGH Oahu’s housing market finished the third quarter with solid gains. In September, single-family home sales jumped 27% from last year to 276, while condo sales increased 12% to 408. Median prices showed only small changes. The typical single-family home sold for $1,155,000, up 3.8%, while the median condo price slipped slightly by 1.7% to $508,750. For the year so far, single-family prices are up 4.1%, and condos are down about 1%. KEY HIGHLIGHTS Single-family home sales rose 6.1% compared to the third quarter of 2024, and condo sales were up 2.8%.

PUMPKIN CRUNCH CAKE Ingredients

• 1 (15-oz) can pumpkin purée • 1 (12-oz) can evaporated milk • 3 eggs • 1 cup white sugar • 4 tsp pumpkin pie spice • 1 (18.25-oz) package yellow cake mix

• 3/4 cup butter, melted • 1 1/2 cups chopped walnuts

Frosting Layer • 1 cup cream cheese • 1 cup powdered sugar

• 3/4 cup Cool Whip

Homes took a little longer to sell, on average 26 days for single- family homes and 40 days for condos.

Directions 1. Preheat oven to 350 F. 2. Grease a 9x13-inch baking pan. 3. Combine pumpkin, milk, eggs, sugar, and spice; mix well and pour into the pan. 4. Sprinkle dry cake mix evenly over the top. 5. Drizzle with melted butter and top with walnuts. 6. Bake for 1 hour or until a knife inserted near the center comes out clean. 7. Combine frosting ingredients until smooth and spread over the cooled cake before serving.

The most active price ranges were $800K–$899K and $1.4M–$1.59M for single-family homes, and under $600K for condos. Active listings remain higher, giving buyers more choices, up 5.7% for single-family homes and 23.3% for condos compared to last September.

Pending sales were mixed, with single-family homes down 11.8% and condos up 2.5%.

September brought strong momentum to Oahu’s real estate market, wrapping up the quarter on a positive note. Even with more homes for sale and buyers taking more time to decide, activity stayed steady across all price points, showing real confidence in our market.
