Affordable Housing - FAILED (AARP Supported) Senate Bill 184, by Senator Gaetz (companion House Bill 247, by Representatives Conerly & Basabe). The legislation would have created 83.471 and amended sections 163.31771, 420.615, Florida Statutes. The legislation would have required each county and municipality to adopt an ordinance allowing accessory dwelling units (ADUs) in single-family residential areas. It would have permitted local governments to regulate the permitting, construction, and use of ADUs with certain limitations. It clarified that the owner of a property with an ADU may not be denied a homestead exemption on the basis of renting the ADU to another person, but that the ADU must be assessed separately according to its use.
