Our recently redeveloped office is bright and superbly modern. Our multi-disciplinary office houses over 150 staff overall including our on-site accountants and administrative teams, and is one of the biggest Savills management teams outside of London. With only 3 directors at the top, and a small team of qualified surveyors, we operate a relatively flat organisational structure with no hierarchical competition. Put simply we manage property for a range of landlords and occupiers-however life is rarely simple! We take responsibility for the real estate interests of a wide range of property owners and occupiers all of whom have differing aspirations, knowledge, strategy and ideas. Our clients may be: • Major UK financial institutions for whom property ownership is one of many investments; • Entrepreneurial property companies for whom owning real estate in order to make commercial gain is their business; • Sovereign wealth funds who see investing in markets outside of their own country as major benefit; • Private investors owning property for long term security or occupiers who require property to carry out their day to business. Our role has many component parts at its heart. We are employed to ensure properties are statutorily compliant in line with country specific legislation, are well maintained and presented, to collect, manage, report on or pay rent and service charge and to do all we can to build strong relationships with tenants and give all users of the properties under our control a positive experience. There are many aspects to our service, all wrapped up in a strong commitment to Environmental and Social Governance (ESG) –often referred to as Sustainability or Corporate Social Responsibility (CSR).

The Role

Savills have a number of permanent positions available within the property management division, to be based in the Savills Birmingham office. Roles will focus on commercial properties across a variety of sectors, including retail and shopping centre management, office and business space, leisure and industrial. Successful candidates will join a busy, well experienced, friendly team, and will require high levels of self-motivation and drive. Candidates must demonstrate a commitment to building on property management experience gained to date in order to become a long-term property specialist within the division. Candidates should ideally be MRICS qualified, and grade will be dependent on years post qualified experience. You must be keen to get involved and gain exposure to divisional and company wide initiatives, promoting the company brand and the property management division. The Role & Key Responsibilities • Take a “hands on” proactive role in property management. • Ensure tenant arrears are proactively managed in conjunction with the Savills central credit control team. • Dealing with tenant and client queries in a timely and efficient manner. • Draft, review and approve service charge budgets. • Review service charge cash flow and budget regularly. • Service charge reconciliations. • Invoice approval and ensuring correct coding of expenditure in line with the budgets. • Carry out regular property inspections. • Liaise with the building managers and regional facilities managers to ensure that buildings are well maintained at all times. • Ensure accurate client reports are prepared to the correct specifications and issued to clients in accordance with agreed timescales, subject to approval by line manager as required. • Be responsible for preparing in advance for client meetings, recording minutes of those meetings and carrying out any actions arising. • Reading and summarising of leases and ensure accurate data is maintained on the property management systems and to regularly check, update and audit the accuracy of the data • Advance reporting for critical lease event dates such as reviews, lease expiries and break options. • Trade and footfall reporting. • Identification and implementation of new initiatives relating to property management.

• Building strong working relationship with existing clients. • Identify and progress opportunities for new business generation. Some of the key responsibilities for this role include, but are not limited to:

Technical experience: -

• Ideally MRICS Qualified • Experience in all aspects of property management.

Skills and Knowledge • Possesses vision and is able to develop complex strategies and solutions. • Excellent relationship builder with ability to generate new business. • Focussed: commits to challenging goals and delivers consistently against these • Cost management: financial and commercial acumen with excellent planning, budgeting and operational reporting skills. • Continuous improvement: delivers efficiency in addition to effectiveness. • Diplomatic and challenging with the ability to influence others. • Strong decision maker who gives assurance. • Ethical with strong integrity. • Someone who has innate curiosity and is eager to experiment and push the boundaries of what is possible. • Excellent IT, problem solving, analytical, negotiation, interpersonal and managerial skills. • Full driving licence. Previous experience in Savills’ commercial markets would be beneficial but not absolutely required for this role.
