A few years back I had brokered the sale of a home in foreclosure for a conservator client whose ward was in a nursing home. The closing was scheduled on the last day of redemption. The house had to close that day or my client’s ward would lose it. Upon arrival at the title company I was told that they wouldn’t close the transaction because “there were too many problems.” I had worked with this transaction for a long time and knew there were no problems. I went ballistic (not one of my better responses to a problem situation; Dale Carnegie probably rolled over in his grave). The solution to this problem required immediate action.
