Dear Candidate, Thank you for your interest in this role. This is a unique and high-profile opportunity to work with two distinct brands – The Crown Estate and JLL. The Head of Residential Property Man- agement will be joining an established management team, at Director Level, delivering multi-disciplinary services to The Crown Estate across a mixed resi- dential portfolio in Central London. The Crown Estate has been serving the nation for over 260 years. One of the UK’s largest landowners, they are re- sponsible for some of the nation’s most remarkable places and spaces, on land and at sea. This includes 10 million sqft of mixed-use property in the heart of the London’s West End. The Crown Estate has appointed JLL as managing agent to this central Lon- don portfolio, following a competitive tender process. The mandate, which includes property and facilities man- agement services, encompasses all commercial and residential properties across Regent Street and St James are- as. The Head of Residential Property Management will have ultimate re- sponsibility for the residential portfo- lio, working closely with The Crown Estate’s own asset management team, spanning c.2,000 properties across London, managing a team of 14 people including onsite staff. The Crown Estate is a unique business with a distinct heritage and portfolio unlike any other. It includes some of central Lon- don’s best places to work, shop and spend time, retail and leisure destinations across the country, and substantial rural portfolio. As manager of the seabed and half the foreshore around Eng- land, Wales and Northern Ireland, The Crown Estate plays a role in the UK’s world-leading offshore wind sector as well as marine aggregates, cables and pipelines. They are also responsible for the Windsor Estate, including the world-renowned Windsor Great Park. The portfolio under JLL’s remit, which the Head of Residential Property Management will be ultimately responsible for, encom- passes all residential properties across The Crown Estate’s central London holdings, including all of Regent Street and around half of St James’s, Kensington Palace Gardens and Regents Park.

THE ROLE The successful candidate will be joining an established management team, at Director Level, delivering multi-disciplinary services to The Crown Estate across a mixed portfolio in Central London. The focus will be on residential proper- ty management of a high-profile residential portfolio working closely with The Crown Estate asset management team. The role is to manage the delivery of residential service charge property man- agement and residential tenancy management services, ensuring high quality service delivery, continuity of performance, full compliance and business genera- tion. They will be responsible for a team that delivers tenancy and long lease manage- ment to circa 2,000 properties across central London. This involves the manage- ment of a team of 14 people, including 2 onsite staff.

Primary Objectives • Delivery of world class residential management service with a custom- er focussed approach. • Embedding the importance of health & safety to the entire port- folio ensuring that each customer receives a premium, safe and secure environment in which to reside. • Adopting The Crown Estate’s ESG and Sustainability principles into the portfolio to support the net zero carbon agenda wherever possible. • Management of a team of property managers, administrators and over- see the management of site staff. • Ensure delivery of Property Manage- ment Services for residential long leasehold, ASTs, service charge and mixed-use portfolios. • Overseeing tenancy set up, renew- als, rent collection, customer man- agement, property refurbishment, management of all complaints (as they are escalated), and daily client liaison. • In relation to the long-leasehold properties and ASTs – dealing and managing all assignments, sublet- ting, insurance, alterations, change of use, leasehold reform manage- ment and liaison with LRA agents. • Management of any sales with ap- pointed agents of vacant property, as well as management and rent officer management of the small statutory tenancy portfolio. • Working closely with other divisions within JLL regarding the introduc- tion of aligned client services to en- sure that the best of JLL is brought to the residential Asset Managers.
Other Responsibilities • Recruitment and management of staff when required. • Annual cost budgeting (revenue and capital). • Overseeing team budgets, manage- ment income and expenditure. • Providing, when required, asset initiative reports – these cover a wide range of opportunities such as buying in short leases, statutory tenancies, change of use, sales and disposals, lease re-gears (outside of LRA), rent reviews and lease renew- als (commercial and residential). • Achievement of contractual KPIs and implement changes to drive per- formance. • Attendance at resident’s meetings. • Cross-sell the skills and services of the other JLL divisions to our client.
Qualifications, Skills and Experience • Senior Residential Property Manag- er with 10-15 years’ experience. • Prime central London estate expe- rience – minimum 10 years on pre- dominantly residential portfolios. • RICS qualified or equivalent. • Long leasehold, Market Letting, and Service charge block management experience. • Sound knowledge of Building Safety Act, Landlord & Tenant Acts, Lease- hold Reform Act and proposed legis- lative changes. • Strong commercial acumen aligned with The Crown Estate’s financial priorities. • Proven track record of leadership. • Management set up experience
